Farringdon Window Seats
In Farringdon, we design window seats around the room you actually have. Your window seat is designed at a visit to your home and made at our workshop.
- An empty bay that doesn’t get used
- No space for toys and games
- Wanting new furniture to sit well in an older room

Window seats in Farringdon
Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat isn’t trapped. We design the grille into the front of the seat and leave space around the radiator. We’ll look at your radiator at the design visit in Farringdon. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are looking for a reading spot by the window and a sash window with space beneath it going to waste.
Around Farringdon, most households live in purpose-built flats, and many blocks have rules on lift booking, deliveries and working hours. It is useful to check them with the managing agent before fitting day. If the flat is leasehold, the lease may need checking before window seats are fixed to the walls.
The written quote is your record of the job. It describes the window seat we’ve designed for the room, what it is made from and how it’s finished, and it is what the workshop builds to.

Questions we’re often asked
Can you make window seats for a home in Farringdon?
Yes. We cover all of Islington and the rest of London, and Farringdon is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.
Is parking a problem for fitting in Farringdon?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking during the design visit, so the day can be planned around it.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
How is the furniture painted?
You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do you move sockets or add lighting?
No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.
Do you work on Saturdays?
Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us.
How fitting day works
When the fitting is done, we tidy the room and lift the floor protection. Before we go, we look over the finished furniture with you. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Many blocks have entry systems, concierge desks or rules on booking the lift, so check them with the managing agent before fitting day. Floors in the flat and the common parts are protected while the furniture comes in.
- To begin, tell us about the room on our contact form; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Before we arrive
- Get any new sockets or wiring done by your electrician before fitting day
- Check the building’s rules for trades and lift bookings
- Let us know about parking near your home
Starting with a design visit
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, send us a few details through our contact form.
Advice
Flats, conversions and lettings
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, after measuring the route at the design visit.
Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.
What it costs
We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:
- Hanging rails, shelves, drawers and other fittings inside
- The number of doors and drawers
- Stairs, lifts and the route to the room
- Parking near your home
Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Helping us understand the room
There’s no need for exact sizes or plans. Just send what you can:
- A few pictures of the space, taken from the doorway and from each corner
- Rough measurements, even if they’re only to the nearest few centimetres
- Your postcode and the borough
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
For a quote for window seats in Farringdon, tell us about the room on our contact form. Let us know which room it is and roughly what you have in mind. Next comes a design visit, followed by a quote in writing.

Doors and drawer fronts
What shows of the seat is mainly its fronts. They can be plain or panelled, with handles chosen to suit the room. Where needed, a grille is part of the front.
Moisture-resistant MDF
Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It gives a smooth base for paint, and holds its shape in the bay.
Window seats for homes in Farringdon
In the area around Farringdon, the largest groups of homes date from the years since 2000 (about 32%) and between 1945 and 1972 (about 28%), according to Valuation Office Agency council tax figures (2025). Entries on the National Heritage List near the centre of Farringdon include Priory Church of St John of Jerusalem (Grade I), under half a mile north, and The Charterhouse (Grade I), under half a mile east. An early word with the council’s conservation officer is the best first step. Purpose-built flats are more common around Farringdon than across Islington: about 83% of households, against about 57%, in the ONS Census 2021 figures. That puts the stairs, lifts and doors on the route in at the centre of the plan.
If you live near Barbican Conservatory, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Dr Johnson's House, about 0.4 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. Looking after your furniture
None of this takes much effort. What we’d suggest:
- Plan the cushion early so the seat suits it
- Make room so the whole bay can be measured
- Think about what you will store under the seat
- Mention any parking rules on your street
We open each lid and drawer with you before we go. If there is a radiator grille, we make sure the radiator is clear and the grille is in place. You will know it all works as it should.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If something stops working smoothly, get in touch through our contact form and tell us.
