Fitted wardrobes in EC1P: how it works

Hanging heights are planned around your clothes, not a catalogue. Long coats and dresses need one tall section, while two rails, one over the other, suit shirts and jackets. We also think about who uses it, so the top rail is within comfortable reach. We make fitted wardrobes from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about musty smells in a wardrobe on a cold wall and several odd pieces where one run of storage would do.

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on how many wardrobes there are and how the room is shaped, and the fitting days are set out in your quote.

  1. To begin, get in touch through our contact form; a brief note on the bedroom and what you need to store is enough.
  2. At the design visit we measure the room and plan the inside: long hanging, double hanging, shelves and drawers.
  3. The written quote sets out each wardrobe’s inside layout, the doors, the materials and the finish.
  4. Everything is made at our workshop from moisture-resistant MDF and birch plywood, which holds screws well for rails and runners.
  5. The wardrobes are fitted in your home, spray-painted in the workshop or hand-painted on site, and the inside fittings go in last.

What goes into your quote

Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Fitted wardrobes across EC1P: local notes

Across EC1P, from Farringdon and Smithfield outwards, we design and fit fitted wardrobes. External walls can be colder than internal ones, so ventilation behind and inside the furniture helps avoid condensation. Fixings are chosen for the wall, whatever it’s made of.

Homes built since 2000 make up about 32% of the housing in the EC1P postcode district, with about 28% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. A quarter or more of the homes in the EC1P postcode district (about 28%) were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall. About 32% of homes in the EC1P postcode district were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes often have compact bedrooms with plasterboard stud walls, so fitted furniture is fixed to suit the board.

We work across all 32 London boroughs and the City of London, and EC1P is part of that. Every job starts the same way, with a design visit to measure and go through the design.

Farringdon: Living in a block of flats near Farringdon station? Then it is useful to book the lift and tell the concierge before fitting day. If you live in a period home close to St John Clerkenwell, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design.

Practical tips

None of this takes much effort. Here’s what we suggest:

  • Let us know which walls face outside
  • For a flat, measure the stairs, landings and lift
  • Look at how many long coats and dresses you have
  • Check your lease before fixing furniture to walls in a leasehold flat

Once clothes go in and the wardrobes are in daily use, doors may settle slightly. Most hinges can be adjusted to bring a door back in line, and sliding doors can be adjusted on their runners.

Now and then, check that handles and hinges are tight and adjust doors before a rub marks the paint.

What prompts fitted wardrobes

Sometimes it is a change in how a room is used. Built-in storage makes the room work for its new role while leaving space to move. Inside, the layout can change as needs change.

People typically get in touch with us about needs like these:

  • Clothes piled on chairs and in spare rooms
  • A tight bedroom where doors get in the way
  • An tricky slope in a loft bedroom
  • Gaps above and around standalone wardrobes

Is bespoke worth it?

With off-the-shelf wardrobes, the colour choice is the maker’s. We paint fitted wardrobes in the colour you choose, spray painted or hand painted. Bespoke work does take longer than buying from a shop, because of the design visit, the quote and the making.

What to check before you book

  • Can you see real work of theirs?
  • Do they scribe the furniture to the walls?
  • Have they measured the stairs, lift and doorways?
  • Whether the finish is set out in the quote

Where other trades come in

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Decorating or plastering the room
  • Electrical work, like moving sockets or switches, which is for your electrician
  • Removing walls, chimney breasts or any structural work

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.

If the property is let, we will need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Your questions about fitted wardrobes in EC1P

What finishes do you offer?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

Is it OK to put a wardrobe on an outside wall?

Yes. Wardrobes on outside walls are designed with ventilation behind and inside. Any existing damp needs dealing with before fitting.

Does fitted furniture need planning permission?

Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Will fitted wardrobes get up the stairs to my flat?

Each wardrobe is built in sections that suit the stairs, landings and lift, and the wardrobe is put together in the room. Let us know about any concierge or lift booking rules.

Can I choose the layout inside the wardrobe?

You choose the mix of hanging, shelves and drawers. It can include long and double hanging, shelves, drawers and space for shoes, in the proportions you need. We plan it with you when we visit.

Do you make the furniture yourselves?

We make it in our workshop, to the design and sizes agreed after the design visit. Then we bring it to your home and fit it.

What if my bedroom floor is not level?

Floors in older houses are often out of level. The wardrobes are levelled on adjustable feet or a plinth, so the doors hang true.
