Window seats in Mildmay
A window seat can be part of a larger piece of furniture. Bookshelves either side of a window, with a seat between, make a quiet place to read. We design the seat and the surrounding units together, so the whole wall looks considered. We can discuss the options when we visit in Mildmay. If your home has wanting new furniture to sit well in an older room and wanting a quiet place to read, that is what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Older homes like many around Mildmay have floors and ceilings that slope, and a large share of the homes around Mildmay date from then. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Picture rails, skirting and cornices are worked around rather than removed.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish.

Boards, parts and paint
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. The grade we use is moisture-resistant and paints well. Most of what you see on the finished seat is MDF.
Birch plywood
Its layered build gives birch plywood its strength. We use it for the frame, the seat and the drawer boxes, with the edge either shown or painted.
Where other trades come in
We are carpenters, so some jobs belong to other trades. These are worth knowing before you plan:
- New sockets or lights near the window, which are for your electrician
- Making good the walls, which is for a plasterer or decorator
- Moving or replacing a radiator, which is for your plumber
Not sure whether your space suits window seats? You can use our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.

Window seats in Mildmay: local notes
In the area around Mildmay, the largest groups of homes date from before 1919 (about 48%) and between 1945 and 1972 (about 22%), in the VOA’s 2025 council tax stock figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Mildmay is partly covered by a conservation area, going by Historic England’s data. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. More than a third of the homes in the neighbourhood around Mildmay (about 48%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Bays and sash windows in period houses suit a seat with drawers or a lift-up lid.
If you live in a flat close to Dalston Kingsland station, each piece is planned so it can be carried up and joined together in the room. If your home is as old as some of the listed buildings nearby, such as Church of St Matthias, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. For families living near Newington Green Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.
Mildmay is about 1 mile west of Highbury, within the London Borough of Islington. Homes in Mildmay are part of the area we cover for window seats. Our work takes in places right across Islington, large and small.
In N1, N16 and E8, the process is the same as anywhere else in London. Streets in the area include Dove Road, Essex Road and Burma Road, and we cover homes on all of them for window seats. Mildmay sits close to the A1199. We also cover the places around Mildmay: Newington Green (1 mile north), De Beauvoir Town (1 mile south), Canonbury (1 mile south-west), Kingsland (1 mile south-east) and Highbury (1 mile west). Across the rest of Islington, our area takes in Farringdon (2 miles south-west), Clerkenwell (2 miles south-west), Finsbury (2 miles south), St Luke's (2 miles south), Angel (2 miles south-west) and Holloway (2 miles west).

What happens on fitting day
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- You send us a note about the window and the seat you’d like.
- At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
- You receive a written quote for the design, materials and finish.
- The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- We fit it in your home, and a hand-painted finish is applied in the room.
- Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.
Before fitting day
- Clear the area where the furniture is going
- Take down pictures, mirrors and shelves from the wall
- Keep pets in another room while we work

Advice
DIY, flat-pack or bespoke
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is easy to buy.
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
FAQs: window seats in Mildmay
Will parking be an issue for fitting furniture in Mildmay?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
How much does a window seat cost?
We quote each job for the room it’s going into, after the design visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a written quote.
Do I need to be in when you fit?
We need access, so someone has to let us in. After that, you do not need to stay in the room.

Flats, conversions and lettings
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease, so check it yourself or ask your managing agent.
