About our window seats in Holloway
A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. Whatever the room, the process for a home in Holloway is the same. If your home has wanting a seat without blocking the radiator and a bay with no furniture that fits, window seats made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
Outside walls in houses from before 1919 are typically solid brick, which can be cold, so storage against it is designed with ventilation behind. That matters around Holloway, where a large share of the homes are that old. Damp should be sorted before anything is fitted against the wall.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Window seats in Holloway: local notes
In the streets around Holloway, the largest groups of homes date from before 1919 (about 52%) and the years since 2000 (about 19%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Holloway include Odeon Cinema (Grade II), under half a mile north-west, and Montem Primary School Laundry Centre (Grade II), under half a mile north. If your own home is listed, internal works that affect its character, such as fixing into or removing original joinery, can require listed building consent. Check with the council’s conservation officer first. About 50% of households in the streets around Holloway live in purpose-built flats, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
If you live in a period home close to St Joseph and St Padarn's Church, a bay or a sash window is a natural place for a window seat. Witanhurst, about 1.7 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. Living in a block of flats near Drayton Park station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Where other trades come in
We do not treat damp or carry out building work, so these points are worth knowing:
- Moving or replacing a radiator, which is for your plumber
- Making good the walls, which is for a plasterer or decorator
- Electrical work around the seat

Your questions about window seats in Holloway
My house in Holloway is Victorian. Can you deal with uneven walls?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.
Should I choose a lift-up lid or drawers?
Often a mix works best. Drawers suit things you use often, and a lid suits bulky items. In a child’s room, drawers tend to be simpler for small hands. We talk it through when we visit.
Can you fit a window seat under a sash window?
Yes. We set the seat below the cill, so the sash still works. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.
Can you add sockets inside the units?
No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design.
Do you supply cushions for window seats?
We make and fit the seat, but cushions aren’t something we supply. The seat is designed for a cushion of the thickness you plan. We’ll give you the measurements.
Tips worth knowing
Looking after painted furniture is simple. A few things help it stay looking good:
- Decide on cushion thickness before the design visit
- Think about matching the woodwork or the walls
- Check the shutters so the seat can leave room for them
- Consider adding shelving around the seat
A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge of the seat is touched most, so give it a wipe now and then.
Condensation on the glass can drip onto the cill and the seat, so wipe it away. A little fresh air helps reduce condensation. Don’t leave water sitting on the painted surface.
How fitting day works
You will not need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as agreed during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by prior arrangement.
- To begin, use our contact form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Before we arrive
- Move furniture and belongings away from the wall
- Move anything in the hall or on the stairs out of the way
- Get any new sockets or wiring done by your electrician before fitting day

In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Mention it when you contact us.

Bespoke or off-the-shelf?
One advantage of a standalone bench is that it can go with you. A fitted seat is designed to stay, and it uses the space in a way a standalone piece cannot. The right choice depends on how long you plan to stay. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so you end up with gaps, wobbles and units that don’t meet the skirting. Fitted pieces follow the wall and sit level.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking at the design visit, so it can be planned.
