Window seats in Herne Hill, Southwark

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in Herne Hill starts with a design visit, and everything is built in our workshop.

  • A radiator that makes the space hard to use
  • A bay with no furniture that fits
  • A room with shutters and sashes that deserves a proper seat

Window seats for homes in Herne Hill

Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Herne Hill. If your home has wanting new furniture to sit well in an older room and a recess under the window doing nothing, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

A solid brick outside wall in an older house can be cold and sometimes damp, so storage against it is designed with ventilation behind. That matters around Herne Hill, where a large share of the homes are that old. Any damp is dealt with before storage goes in.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Made for the room, or bought in a box?

If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. At the design visit, we will tell you honestly which approach suits your window. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.

The price comes in a written quote, worked out from the measurements and the design you choose. Bigger pieces use more board and take longer to make and fit. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Questions from Herne Hill

Do you cover homes near North Dulwich station?

Yes, homes across Southwark and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and let us know about parking and access at the same time.

I live in a flat in Herne Hill. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. If there is damp, it should be sorted before anything is fitted.

What finishes do you offer?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Does fitted furniture need planning permission?

Normally not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent.

What is a window seat made from?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. The finish is spray-painted or hand-painted.

Caring for painted furniture

Getting the most from window seats starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Tell us about parking during the design visit
  • Plan the cushion early so the seat suits it
  • Consider how often you will reach for what’s stored
  • Decide if the seat is part of a larger piece

If you are having a cushion made, we will give you the exact size of the seat. Let the paint cure before the cushion goes on, so the fabric doesn’t stick or mark the finish.

Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Things stored near a radiator stay warm, so choose what goes there with that in mind.

Window seats in Herne Hill: local notes

The biggest shares of homes in the neighbourhood around Herne Hill were built before 1919 (about 59%) and between 1945 and 1972 (about 16%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 39 entries within half a mile of the centre of Herne Hill. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. The share of homes built before 1919 around Herne Hill, about 59%, is well above the figure for Southwark as a whole, about 26%, according to Valuation Office Agency council tax figures (2025). So older-house details are more likely to come into the design of window seats.

If you live in a flat close to North Dulwich station, the lift, the stair turns and the front door all set the largest piece that can come in. If you live in a period home close to Saint Faith's, a radiator under the window just needs a grille in the seat front.

Fitting day, step by step

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.

  1. You get in touch about a window seat.
  2. We visit to measure and discuss the design, the storage and the finish.
  3. You receive a written quote for the design, materials and finish.
  4. The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Let us know if your street is in a controlled parking zone
  • Have your electrician move any sockets or switches beforehand

Starting with a design visit

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. To send them, drop us a line using the contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Advice

What it costs

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Access to the room, such as stairs, lifts and narrow halls
  • Whether you choose a spray or hand-painted finish
  • How many doors and drawers there are
  • How square the room is

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking during the design visit, so it can be planned.

What to send when you contact us

Here’s what helps us most when you contact us:

  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • A few pictures of the space, taken from the doorway and from each corner

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, then send a written quote. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, fill in our short enquiry form.

What prompts window seats in Herne Hill

Many people want a window seat for the storage beneath it. A seat with a lift-up lid or drawers can hold toys, blankets, books or games. It adds storage in a space you’re not otherwise using.

If any of these sound familiar, it is worth getting in touch:

  • Needing more storage in the room
  • A recess under the window doing nothing
  • Wanting a seat without blocking the radiator
  • A bay with no furniture that fits

Close to Belair Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Before you choose who makes it

  • Who does any electrics, plumbing or gas work
  • How the doors are hung and adjusted
  • Whether the quote follows a visit to your home
  • Whether you’ll get a written quote, not just a figure
