Window Seats in Bermondsey

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make window seats for homes in Bermondsey, each designed at a visit to your home.

  • A sash window with space beneath it going to waste
  • A room with shutters and sashes that deserves a proper seat
  • A bay with no furniture that fits

Window seats for your home in Bermondsey

Window seats for homes in Bermondsey

Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. If your home has a sash window with space beneath it going to waste and needing more storage in the room, that’s what window seats are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

With most households around Bermondsey in purpose-built flats, mansion blocks and modern developments are both possible. Mansion block flats often have long hallways, bays and high ceilings that suit fitted storage, while modern flats often have short halls and service boxing to work around. In a maisonette, the space under the internal stairs is worth using.

Everything we agree during the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

How fitting day works

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Some buildings have a concierge, a lift booking system or set working hours, so it is worth checking with the managing agent in advance. Floors in the flat and the common parts are protected while the furniture comes in.

  1. You get in touch with some details about the window. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. A quote in writing follows, with the fitting days agreed.
  4. Your window seat is made at our workshop, shaped to the window.
  5. The seat is fitted and set level, ready for a cushion.

Preparing the room

  • Clear the walls of pictures and shelves
  • Let us know if your street is in a controlled parking zone
  • Let us know where the boiler and meters are

Ask for a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To arrange the visit, tell us about the room on our contact form.

Birch plywood

Its layered build gives birch plywood its strength. It goes into the frame, the seat top and the drawers, and its edge can be left visible or painted.

Lift-up lids

A lid that lifts is the simplest form of window seat storage. Any cushion has to come off before the lid can lift, so it suits things you reach for now and then.

What prompts window seats in Bermondsey

In a period home, a window seat can suit the character of the room. Painted to match the woodwork, it can look as though it has always been there. It suits anyone who wants new furniture to sit well in a period room.

Some of the things we’re asked to solve include:

  • An empty bay that doesn’t get used
  • A recess under the window doing nothing
  • Needing more storage in the room
  • A radiator under the window getting in the way

For families living near Boutcher Church of England Primary School, window seats can give school bags, shoes and sports kit a proper home.

Questions to ask before you hire anyone

  • How they deal with uneven walls and floors
  • Have they thought about parking near you?
  • Whether you’ll get a written quote, not just a figure
  • Will they visit to measure before quoting?

Common questions about window seats

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Is parking a problem for fitting in Bermondsey?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking at the design visit.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you get in touch through our contact form.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.

Can a window seat go over the radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

What happens when you come to measure?

It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Window seats in Bermondsey: local notes

In the area around Bermondsey, the largest groups of homes date from the years since 2000 (about 33%) and between 1973 and 1999 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The National Heritage List has 110 entries within half a mile of the centre of Bermondsey. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. About 33% of homes in the area around Bermondsey were built since 2000, according to Valuation Office Agency council tax figures (2025). Newer homes often have little built-in storage, and their walls are usually plasterboard on studs, so the fixings for window seats are chosen for the board.

Mansion House, about 1.3 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, a radiator under the window just needs a grille in the seat front. For a flat near London Bridge station, it helps to book the lift and tell the concierge before fitting day.

Bermondsey is within the London Borough of Southwark, about 2 miles south of East Dulwich. We cover Bermondsey as part of our work across Southwark, and the process is the same everywhere we work. In Southwark, Bermondsey is one of the places we cover, and the borough has 21 places on our list.

We make window seats across SE1, SE16 and SE5 for window seats. Streets in the area include Crown Square, Fire Station Square and Layard Square, and homes on each of them are within our area for window seats. Bermondsey is near the A100 and B202, so if your home is on a main road, mention it when you get in touch. If you are just outside Bermondsey, we also cover Walworth (1 mile south-west), South Bermondsey (1 mile south-east), Surrey Canal (1 mile south-east), Surrey Quays (1 mile east) and Rotherhithe (1 mile east). Elsewhere in Southwark, we also cover East Dulwich (2 miles south), Herne Hill (3 miles south), Camberwell (2 miles south), Peckham (2 miles south), Denmark Hill (2 miles south) and Nunhead (3 miles south-east). Being one of the larger places in Southwark, Bermondsey is covered for window seats and everything else we make.

Tips worth knowing

The finish lasts best with a little care, whether it was spray painted or hand painted. Here are our suggestions:

  • Consider how often you’ll reach for what’s stored
  • Clear the bay or window area before the design visit
  • Choose a colour that suits the room
  • Note whether your window has working shutters

We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, to protect both the fabric and the finish.

Wipe away condensation from the window before it runs onto the seat. A little fresh air helps reduce condensation. Do not leave water sitting on the painted surface.

Could you do it yourself?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Cost matters, and it is fair to say so: off-the-shelf furniture typically costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
