West Dulwich Window Seats

For homes in West Dulwich, we make window seats from moisture-resistant MDF and birch plywood. Each piece is finished by spray or by hand, in the colour you choose.

  • A radiator that makes the space hard to use
  • A ready-made bench that does not fit the bay
  • Wanting new furniture to sit well in an older room

Window seats for your home in West Dulwich

Flats, leases and landlords

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

About our window seats in West Dulwich

We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. People typically come to us about an empty bay that doesn’t get used and a sash window with space beneath it going to waste, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

In homes from the post-war decades, the boiler may live in a cupboard. If it sits in a cupboard you’d like rebuilt, the new storage keeps the clearances and ventilation set out in the manufacturer’s instructions. With many homes around West Dulwich built between 1945 and the early 1970s, that is one of the things we check at the design visit. Any boiler work is for a Gas Safe engineer.

Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Questions we are often asked

Do you make window seats for homes in West Dulwich?

Yes, West Dulwich is within the area we cover, which takes in all of Southwark and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.

Will a conservation area stop me having window seats fitted in West Dulwich?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can a window seat go over the radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

How is a window seat priced?

Prices are quoted for your room, once we’ve measured and talked through the design. The size of the window, the storage and the finish all shape the price. To get a quote, tell us about the room on our contact form and we will arrange a design visit.

Do I choose the paint colour?

The choice is yours, and it’s agreed with you before painting. Whichever finish you pick, it is in the colour you have chosen.

How is the furniture painted?

You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Where other trades come in

We design, make and fit the furniture. In practice, that means:

  • Seat cushions, which you source separately
  • Moving or replacing a radiator, which is for your plumber
  • New sockets or lights near the window, which are for your electrician

If you’re not sure what’s possible in your room, you can send us a few details through our contact form and we’ll give you a straight answer. Our process from visit to fitting.

Window seats in West Dulwich: local notes

About 38% of the homes in the neighbourhood around West Dulwich went up between 1945 and 1972, and about 28% before 1919, according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. 10 conservation areas have at least part of their area within a mile of the centre of West Dulwich. England has around 10,000 in all, and their controls are mainly about the outside of buildings. About 38% of homes in the neighbourhood around West Dulwich were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Post-war homes often have wide windows with radiators below, and a seat over a radiator needs a grille so the heat still reaches the room.

For an older house near Church of St Stephen, the deep reveals of an older window can frame a seat neatly. Living in a block of flats near Sydenham Hill station? Then it helps to book the lift and tell the concierge before fitting day. If you live near Long Meadow, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Pricing window seats in West Dulwich

Prices vary from room to room, and it comes down to:

  • Hanging rails, shelves, drawers and other fittings inside
  • The width and height of the space
  • The number of doors and drawers
  • Tricky walls, sloping ceilings and uneven floors

There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What we need to know

Before the design visit, it helps us to know about:

  • Your postcode and the borough
  • What you’d like to store or use the space for
  • A few photos of the space, taken from the doorway and from each corner
  • Any ideas or images you’ve saved

To make a start, use our contact form and let us know which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

What it is made from

Pull-out drawers

Drawers let you see everything at once. Children can normally manage drawers more easily than a heavy lid. The drawer boxes are birch plywood, which is strong and holds screws well.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It suits the fronts, panels and grilles of a window seat. A moisture-resistant grade suits a spot where windows can gather condensation.

How fitting day works

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Post-war blocks often have shared stairwells and lifts, so the furniture comes in sections that fit them. Let us know about any building rules on lifts or working hours at the design visit.

  1. You get in touch and let us know about the window and the room.
  2. We visit to measure the window and talk through the design.
  3. You receive a quote in writing for the seat we have discussed.
  4. The seat is made in our workshop and painted to your chosen colour.
  5. We bring it to your home, fit it and leave it ready to use.

How to prepare

  • Clear the area where the furniture is going
  • Leave a clear route from the front door to the room
  • If you live in a block, book the lift and tell the building manager

Arranging a design visit

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough measurements. To share them, send us a few details through our contact form, and we’ll suggest a time for a design visit.
