About our window seats in New Charlton

Plenty of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. We check all of this at the design visit in New Charlton. People normally come to us about a period room that needs furniture to suit it and a ready-made bench that doesn’t fit the bay, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Where housing is mixed, as in much of London, floors, walls and ceilings vary from one home to the next. Window seats are scribed and levelled on site, so they look straight even where the room isn’t. The finish, spray-painted or hand-painted, is agreed with you.

After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Flat-pack or bespoke?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Storage in New Charlton homes: local notes

In the neighbourhood around New Charlton, the largest groups of homes date from before 1919 (about 34%) and between 1945 and 1972 (about 29%), according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of New Charlton, Historic England’s list includes Church of St Luke (Grade II*), about 0.6 miles south, and Church of St Thomas (Grade II), about 0.5 miles east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. Ask the council’s conservation officer before anything is fixed. All of London, Greenwich included, is inside the ULEZ. So any van that delivers or fits furniture in New Charlton is covered by it. How the van gets to your door is planned at the measuring visit.

Living in a block of flats near Charlton station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If you live near Thames Barrier Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near St Catherine Labouré, the deep reveals of an older window can frame a seat neatly.

New Charlton is within the Royal Borough of Greenwich, about 2 miles east of Plumstead. We work across all London boroughs and the City of London, and New Charlton is part of that. New Charlton is one of the places in Greenwich where we make window seats.

Every address in SE7, SE18 and E16 is covered for window seats. If your home is on a street like Floyd Road, Priolo Road and Hasted Road, or close by, we can arrange a design visit for window seats. Made for the room, or bought in a box?

Bespoke seats are scribed to the walls and set level, so there are no gaps at the sides or the base. A ready-made piece sits in the space rather than being part of it. The difference is most noticeable in a period room. Walls and floors are seldom perfectly flat in any home, so standalone furniture can lean or leave gaps. Fitted furniture is scribed and levelled on site.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.

Why us?

  • Made in our workshop, then fitted in your home
  • Built around your room
  • Work across the whole of London
  • Every quote follows a design visit

Take a look at bespoke vs off-the-shelf and what to look for in a quote.

What affects the cost of window seats

To work out the quote, we look at:

  • How many doors and drawers there are
  • How big the furniture is
  • Spray painting or hand painting
  • Awkward walls, sloping ceilings and uneven floors

How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

What to send when you get in touch

The more you can tell us at the start, the better the design visit goes. When you contact us, it’s useful to send:

  • Anything fixed to the wall that the furniture needs to work around
  • Photos of the whole wall or room, including the floor and ceiling
  • What you’d like to store or use the space for
  • Pictures of styles you like, if you have any

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. To arrange a visit, message us from the contact page.

Fitting day, step by step

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Parking varies a lot across London, from permit zones to private bays, so let us know what’s near you at the design visit. If you live in a flat, any lift or building rules are worth checking too.

  1. First you let us know about the bay or window where you’d like a seat, including any radiator under it.
  2. We visit to measure the window and go through the design.
  3. We send a quote in writing setting out the design, materials and finish.
  4. The seat is made at our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
  5. We fit it in your home, scribed to the walls and the floor.

Before we arrive

  • Keep pets out of the room and the hallway
  • Empty the space we’ll be working in
  • Let us know if your street is in a controlled parking zone

Arranging a design visit

A quote begins with a few details from you: which room it is, rough sizes and a couple of pictures if you can take them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

Advice

Questions we are often asked

Can you make window seats for a home in New Charlton?

Yes. New Charlton is one of the places we work, along with the rest of Greenwich and London. You can tell us about the room on our contact form to arrange a design visit.

My home in New Charlton is a flat. How do you get the furniture in?

At the design visit, we measure the way in as well as the room. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you fill in our short enquiry form.

How is the furniture painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.

What materials do you use for window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. The materials and finish are agreed in your quote.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
