What we do not do
We design, make and fit the furniture. In practice, that means:
- New sockets or lights near the window, which are for your electrician
- Seat cushions, which you source separately
- Any change to radiator pipes, which needs a plumber
Not sure whether your space suits window seats? You can get in touch through our contact form and we will tell you. How it works.

Window seats in Well Hall: what you get
The storage under a window seat is often as useful as the seat itself. A lift-up lid opens the whole space beneath the seat, while drawers mean you don’t have to move a cushion to reach things. At the design visit in Well Hall, we’ll help you choose. Typical reasons to get in touch are nowhere to keep blankets, toys or books and standard furniture leaving gaps in a bay, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
With interwar houses or semis a big part of the picture around Well Hall, loft conversions are common, and they leave low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. For lofts, we work in spaces that are already converted or boarded.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

What it costs
Prices vary from room to room, for these reasons:
- How easy it is to get the furniture into the room
- What goes inside: rails, shelves, drawers and dividers
- The finish: spray painted or hand painted
- Parking near your home
Because every job is different, the cost is set out in a written quote after the visit. Bigger pieces use more board and take longer to make and fit. Doors, drawers, internal fittings and the finish make up most of the rest.
What we need to know
What helps most when you first contact us:
- Pictures showing the full wall, from floor to ceiling
- How you want to use the space
- Radiators, sockets, pipes or meters on or near the wall
- Where you live, with the postcode
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A quote in writing follows the visit for you to look over. To arrange the visit, tell us about the room on our contact form.
Before and after fitting day
Fitted furniture is part of the room, so it’s worth looking after. Here are a few tips worth knowing:
- Think about matching the woodwork or the walls
- Plan the cushion early so the seat suits it
- Note whether your window has working shutters
- Tell us about the radiator before we visit
Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. Spray-painted surfaces wipe clean with a soft, damp cloth.
Wipe away condensation from the window before it runs onto the seat. Keep the window ventilated in cold weather. Dry any water on the paint promptly.

For a family home near Gordon Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is as old as some of the listed buildings nearby, like Well Hall Art Gallery, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Is it time for window seats?
Some people want a reading spot. A seat by the window, with books nearby, makes a natural reading corner. It’s often the most-used seat in the house.
Requests we hear often include:
- A room with shutters and sashes that deserves a proper seat
- Needing more storage in the room
- Wanting a quiet place to read
- Toys spread across a bedroom floor
For a flat near Eltham station, each piece is planned so it can be carried up and joined together in the room.

Questions from Well Hall
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Is parking a problem for fitting in Well Hall?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the measuring visit.
Do I need to be in when you fit?
Someone needs to be there to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.
What does a bespoke window seat cost?
Because every job is different, the cost is set out in a written quote after the visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a written quote.
What do you do at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking.
How long does it take to fit a window seat?
How long the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
From workshop to your room
There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it’s useful to have the room cleared beforehand, as agreed at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. It’s useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- First you let us know about the bay or window where you’d like a seat, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
- A written quote follows, with the design, finish and fitting days set out.
- We make the seat, the lids or drawers and any grille in our workshop.
- The seat is fitted in your home and checked so the lids and drawers run well.
How to prepare
- Leave a clear route from the front door to the room
- Move furniture and belongings away from the wall
- Book any lift and let the concierge or building manager know
