How we make window seats for Maze Hill
Some window seats are built in with shelves or cupboards around them. Bookshelves either side of a window, with a seat between, make a quiet place to read. The seat and the units around it are designed as one, so the whole wall looks considered. We can go through the options when we visit in Maze Hill. Typical reasons to get in touch are a bay with no furniture that fits and a radiator that makes the space hard to use, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
A large share of the homes around Maze Hill date from 2000 onwards, and in a newer house with a converted loft, the eaves and slopes are worth using. For lofts, the storage goes into spaces that are already converted or boarded. Wherever they go, window seats are fixed to suit the wall.
After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish, so you know exactly what you’re getting.

Window seats for homes in Maze Hill
In the neighbourhood around Maze Hill, the largest groups of homes date from the years since 2000 (about 44%) and before 1919 (about 32%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Maze Hill include Royal Observatory (Grade I), less than half a mile south-west, and Royal Observatory Flamsteed House (Grade I), less than half a mile south-west. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can need listed building consent from the council. An early word with the council’s conservation officer is the best first step. Much of inner London is covered by controlled parking zones run by the boroughs. In Maze Hill, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. We ask about parking at the measuring visit, so the van can be planned for.
Queen's House, about 0.3 miles west, is one of the historic houses in the wider area. If your own home is a period one, a radiator under the window just needs a grille in the seat front. For a family home near John Roan School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If you live in a flat close to Maze Hill station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Maze Hill is about 3 miles east of Plumstead, within the Royal Borough of Greenwich. Design visits and fitting in Maze Hill can be on a Saturday, by arrangement. Maze Hill is one of 18 places on our list for Greenwich.
In SE10, SE3 and E14, the process is the same as anywhere else in London. Streets in the area include Webb Road, The Avenue and Hardy Road, and we cover homes on all of them for window seats. Other places close to Maze Hill include Greenwich (1 mile south-west), Vanbrugh Park Estate (1 mile south-east), Westcombe Park (1 mile east), Blackheath (1 mile south) and Isle of Dogs (1 mile north-west). Across the rest of Greenwich, our area takes in Plumstead (3 miles east), Eltham (3 miles south-east), Woolwich (3 miles east), Well Hall (3 miles south-east), Coldharbour (4 miles south-east) and Charlton (2 miles east).
Near you in Maze Hill
Around Maze Hill, we cover homes near Wildwood Montessori School, Meridian Primary School and The Plume of Feathers pub. Maze Hill has its own railway station: Maze Hill station. A little further out are Greenwich Castle (close by, under half a mile south-west) and Greenwich District Hospital (within half a mile north-east). For a walk, there is Creekside Discovery Centre.
Flats, leases and landlords
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the design visit.

Your questions about window seats in Maze Hill
Is Maze Hill in the area you cover for window seats?
Yes. Maze Hill is one of the places we work, along with the rest of Greenwich and London. To get started, you can message us from the contact page with some details.
I live in a flat in Maze Hill. How will the furniture get up the stairs?
At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
How much does a window seat cost?
Prices are quoted for your room, once we’ve measured and talked through the design. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a quote in writing.
What do you do at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
Can you add sockets inside the units?
No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Do I need planning permission for fitted furniture?
Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character, so check with the council first.
Why bespoke in Maze Hill?
Ready-made seats rarely allow for a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. In an open-plan room, standalone pieces can look scattered, while fitted furniture can give the space structure.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It is useful to talk about parking at the design visit.

Take a look at bespoke vs off-the-shelf and what to look for in a quote.
DIY, flat-pack or bespoke
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.
Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
How fitting works for window seats
Finishing comes last. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily.
- To begin, fill in our short enquiry form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
- A quote in writing follows, covering the seat and the grille.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
How to prepare
- Tell us about any meters, fuse boards or boilers in the area
- Clear the walls of pictures and shelves
- Mention any parking restrictions on your street
Starting with a design visit
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, tell us about the room on our contact form.

Lift-up lids
A lid that lifts is the simplest form of window seat storage. Any cushion has to come off before the lid can lift, so it’s best for occasional storage.
Hand-painted finish
Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can match the woodwork around the window.
