Window seats in New Eltham

A window seat turns the light by a window into a place to sit. We design and make window seats for bays, sash windows and recesses, usually with storage below, under a lift-up lid or in drawers. In New Eltham, as everywhere we work, it begins with a visit to measure and plan. If you are living with looking for a reading spot by the window and a radiator that makes the space hard to use, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

An interwar house normally has a proper landing, sometimes with a recess or an airing cupboard, which can hold fitted storage for linen and spare bedding. Around New Eltham, where interwar homes and semis are a big part of the housing, the landing is worth a look as well as the hall. Any boiler or hot water cylinder keeps the access and ventilation its maker asks for.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Questions from New Eltham

Do you cover homes near New Eltham station?

Yes. We cover all of Greenwich and the rest of London. You can use our contact form to arrange a design visit.

Will parking be an issue for fitting furniture in New Eltham?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so we can plan the day around it.

Do I need planning permission for fitted furniture?

Not usually. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

Can you fit a window seat under a sash window?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. We check all of this at the design visit.

How long is the fitting for a window seat?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. We make the seat in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by prior arrangement.

How much does a window seat cost?

Prices are quoted for your room, once we’ve measured and talked through the design. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a written quote after the visit.

Fitting day, step by step

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as we’ll have talked about at the measuring visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.

  1. First you let us know about the bay or window where you’d like a seat, including any radiator under it.
  2. We come to measure and plan the seat, the storage and any radiator grille with you.
  3. We send a quote in writing setting out the design, materials and finish, for you to look over.
  4. The seat is built in our workshop and painted to your chosen colour.
  5. We bring it to your home, fit it and leave it ready to use.

How to prepare

  • Take anything hanging off the wall we are fitting to
  • If you live in a block, book the lift and tell the building manager
  • Let us know where the boiler and meters are

How to get a quote

If you know what you want, say so; if you don’t, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, get in touch through our contact form.

Flats, conversions and leaseholders

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Making use of tricky spaces in New Eltham

Homes built between 1919 and 1939 make up about 59% of the housing in the streets around New Eltham, with about 22% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. It is worth speaking to the council’s conservation officer before the design is final. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to New Eltham fall under it, just as they do across the rest of London. How the van gets to your door is planned at the measuring visit.

The problems window seats solve

Many people want a window seat for the storage beneath it. A seat with a lift-up lid or drawers can hold toys, blankets, books or games. It adds storage without taking up more of the floor.

Window seats can help with:

  • A sash window with space beneath it going to waste
  • Wanting a quiet place to read
  • A radiator under the window getting in the way
  • An empty bay that does not get used

For families living near Wyborne Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Before you choose who makes it

  • Are the boards named, like MDF or plywood?
  • Where they’ll park and unload
  • Can you see real work of theirs?
  • How they’ll get the furniture into the room

Our checklist for choosing a carpenter

What it costs

When we put a quote together, we consider:

  • Doors and drawers, and how many
  • Access to the room, like stairs, lifts and narrow halls
  • How square the room is
  • The finish: spray painted or hand painted

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.

Before the design visit

Before the design visit, it helps us to know about:

  • Approximate measurements of the space
  • Pictures showing the full wall, from floor to ceiling
  • Your postcode and the borough
  • Whether it is a house or a flat, and if there are stairs or a lift

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, drop us a line using the contact form.

Bespoke window seats or ready-made?

With a ready-made bench, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the skirting, the shutters or the walls. Off-the-shelf units come in set widths, so a run along a wall typically ends with a gap, which fitted furniture avoids. It can use the full height too.

We don’t publish set prices, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, use our contact form.
