Rosehill Window Seats

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on window seats in Rosehill starts with a design visit, and everything is made in our workshop.

  • A child’s room that needs storage and seating
  • A recess under the window doing nothing
  • A ready-made bench that does not fit the bay

Window seats in Rosehill

Window seats in Rosehill: what you get

In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a radiator under the window getting in the way and needing more storage in the room.

Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Rosehill, it is worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Flats, blocks and rented homes

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases.

What affects the price in Rosehill

The price for your room depends on:

  • The number of doors and drawers
  • How square the room is
  • The width and height of the space
  • The internal fittings

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking at the design visit, so we can plan for it.

Before the design visit

When you contact us, these help most:

  • Examples of the look you’re after
  • Approximate measurements of the space
  • The postcode, so we can plan the visit
  • What you’d like to store or use the space for

Prices are quoted for your room, once we’ve measured and talked through the design. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, drop us a line using the contact form.

What happens on fitting day

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made at our workshop come in next, one at a time. How long the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturday fitting is possible by prior arrangement.

  1. You contact us with a few details about the bay or recess.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. We send a written quote.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. On fitting day the seat is set level and scribed to follow the walls and floor.

Before fitting day

  • Let us know where the boiler and meters are
  • Keep pets out of the room and the hallway
  • Mention any parking restrictions on your street

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, fill in our short enquiry form.

Advice

Where other trades come in

We are carpenters, so some jobs belong to other trades. It helps to know these before you plan the job:

  • Moving or replacing a radiator, which is for your plumber
  • Seat cushions, which you source separately
  • Any wiring, which needs an electrician

If you are not sure what’s possible in your room, you can message us from the contact page and we’ll give you a straight answer before you arrange a visit. How a job runs, step by step.

Materials and parts

  • Spray-painted finish
  • Birch plywood
  • Moisture-resistant MDF
  • Lift-up lids or drawers
  • Hand-painted finish
  • Radiator grilles

What it is made from

Lift-up lids

Lift-up lids are a simple way to add storage under a seat. You will need to move any cushion to open it, so it suits things you reach for now and then.

Spray-painted finish

Spraying gives a smooth, even surface. It’s done in our workshop before fitting. You choose the colour.

Window seats for homes in Rosehill

About 69% of the homes in the streets around Rosehill went up between 1919 and 1939, and about 10% between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Rosehill, Historic England’s list includes Hill House (Grade II), less than half a mile north, and Mecca Bingo Club (Grade II), less than half a mile north-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. The council’s conservation officer is the person to ask before work starts. London’s red routes are run by TfL, and stopping on them is tightly controlled. Where a home in Rosehill is on or beside a main road, it is useful to mention that at the measuring visit. It lets us plan the stop before fitting day.

If you live near Morden Hall Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near St Peter's Church, window seats can be scribed to follow a bay that is rarely square. The wider area includes historic houses such as Nonsuch Mansion, about 2.6 miles south-west. If your own home is a period one, a radiator under the window just needs a grille in the seat front.

FAQs: window seats in Rosehill

Can you fit furniture in a home close to Sutton Common station?

Yes. We cover all of Sutton and the rest of London. You can send us a few details through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Does a conservation area in or near Rosehill affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

What if my walls and floors are out of level?

It is something we deal with all the time. We trim the edges to follow the wall and level the base.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.

What finishes do you offer?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

How long will the window seat fitting take?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.
