  • Off-the-shelf pieces that never quite fit the window
  • No comfortable place to sit in the light

Window seats in North Cheam

Window seats in North Cheam: what you get

Plenty of period homes across London have sash windows. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the design visit in North Cheam. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a nursery or bedroom short of storage and a radiator that makes the space hard to use.

A good part of the housing around North Cheam is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse boards that need to stay reachable are designed around.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Flats, conversions and lettings

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the design visit.

Window seats for homes in North Cheam

About 58% of the homes in the area around North Cheam went up between 1919 and 1939, and about 13% between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. North Cheam is partly covered by a conservation area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. The council can confirm if you are not sure. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. That includes the vans that bring and fit furniture in North Cheam. We plan parking and access with you at the design visit.

If you live near Nonsuch Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If you live in a period home close to St Oswald Church, a seat under a sash window can keep shutters and cills clear. If your children go to Cheam Park Farm Primary Academy or a school nearby, window seats can give school bags, shoes and sports kit a proper home.

Bespoke or off-the-shelf?

Off-the-shelf benches are made for straight walls and square corners, but bays have angled sides and walls that are rarely flat. A bench in a bay leaves gaps at the sides and wasted space at the corners. A seat made for the window follows every angle. It is a bigger investment, and the gain is a seat that fits the space. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, written once we’ve measured up.

Questions from North Cheam

Is parking a problem for fitting in North Cheam?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

Is North Cheam in the area you cover for window seats?

Yes, North Cheam is within the area we cover, which takes in all of Sutton and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Should I send pictures?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. It helps to show radiators, sockets and anything else on the wall.

What if my walls and floors are out of level?

It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth.

Which is better under a window seat, a lid or drawers?

The answer depends on what goes under the seat. A lift-up lid opens the full depth, which suits bulky things you do not need every day, while drawers are easier with a cushion on top.

Can the fitting be on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us, and we’ll see what we can do.

What it costs

Prices vary from room to room, for these reasons:

  • Walls and floors that are out of level or out of square
  • How big the furniture is
  • Doors and drawers, and how many
  • Parking and unloading on your street

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Every piece is quoted for your room after the design visit.

Helping us understand the room

Here’s what helps us most when you get in touch:

  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Examples of the look you are after
  • Approximate measurements of the space
  • What kind of home it is, and which floor the room is on

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a written quote. We quote each job for the room it’s going into, after the design visit. To arrange a visit, fill in our short enquiry form.

How fitting works for window seats

You will not need to do much on the day. Someone needs to let us in, and the room should already be cleared. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. It is useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. First we hear about your bay or window and what you’d like.
  2. At the design visit, every side of the window is measured.
  3. The design is agreed and a quote in writing follows.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you.

How to prepare

  • Book any lift and let the concierge or building manager know
  • Let us know if your street is in a controlled parking zone
  • Take anything hanging off the wall we’re fitting to

How to get a quote

If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, fill in our short enquiry form.

Advice

When you need someone else

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:

  • Work on the window frame or glass
  • Any wiring, which needs an electrician
  • Plastering and decorating around the seat

If in doubt, you can drop us a line using the contact form and describe the room. How a job runs, step by step.
