Bespoke kitchens in Rosehill
Some kitchens suit a dresser, with cupboards below and open shelves above, and it suits many period homes. We make dressers to fit the wall they stand against and finished to match the rest of the kitchen. We make kitchens from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are cabinets for a narrow kitchen and cabinets that suit lean and sloping walls.
A larger semi or detached house may have room for a utility area or boot room by the back door. Much of the housing around Rosehill is interwar, semi-detached or detached. Utility cupboards can be made in the same style and paint colour as the kitchen. Your plumber connects any washing machine or sink.
A written quote is the clearest record of what we have agreed. It describes the kitchen we’ve designed for the room, its materials and its finish, and it’s what the workshop builds to.

How we price bespoke kitchens
The price reflects the time and materials the job needs. The main factors are:
- Stairs, lifts and the route to the room
- Doors and drawers, and how many
- The internal fittings
- Spray painting or hand painting
Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Getting in touch
Here’s what helps us most when you contact us:
- Photos of the whole wall or room, including the floor and ceiling
- What kind of home it is, and which floor the room is on
- What you’d like to store or use the space for
- Anything in the way, like radiators, sockets, switches, a boiler or meters
A quote begins with a few details from you: the room, rough sizes and some pictures if you have them. When you’re ready, drop us a line using the contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.
Fitting day, step by step
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturday fitting is possible by arrangement.

Flats, conversions and lettings
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls during the design visit.
Questions we’re often asked
Is Rosehill in the area you cover for bespoke kitchens?
Yes, we work across Sutton, Rosehill included, and across the rest of London. To get started, you can drop us a line using the contact form with a few details.
Is parking a problem for fitting in Rosehill?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
How long will the kitchen take to fit?
It depends on the kitchen. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote.
Who chooses the colour?
You do. The paint colour is agreed with you, and it is set out in the quote.
Does my lease affect fitted furniture?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.
Will you connect the sink and appliances?
No. We make and fit the kitchen cabinets. Plumbing is done by your plumber, gas by an engineer on the Gas Safe Register and electrics by your electrician, and we plan the cabinets around their work.
Flat-pack or bespoke?
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job.
Kitchens in Rosehill homes
About 69% of the homes in the streets around Rosehill went up between 1919 and 1939, and about 10% between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Rosehill include Hill House (Grade II), less than half a mile north, and Mecca Bingo Club (Grade II), less than half a mile north-west. For a listed home, works inside that affect its character can need listed building consent from the council, for instance removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Red routes, run by TfL, have strict rules on stopping and loading. If you live on or close to a main road in Rosehill, let us know at the measuring visit. That way we can plan where to load and unload.
If you live in a flat close to Sutton Common station, it helps to book the lift and tell the concierge before fitting day. If you live in a period home close to St Peter's Church, tall ceilings can take larder cupboards right up to the top. If you live near Morden Hall Park, a cupboard by the back door for boots and coats can be built in with the kitchen.
