How it’s made
Spray-painted finish
For a crisp look, many people choose a spray-painted finish. It’s applied in our workshop, and the paint needs time to cure fully once fitted.
Lift-up lids
A lift-up lid gives access to the full depth of the seat. It is good for bulky things that aren’t needed daily. The lid is made to lift and close cleanly.
Window seats in South Street
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in South Street. People usually come to us about a nursery or bedroom short of storage and wanting a seat without blocking the radiator, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Much of the housing around South Street is interwar, semi-detached or detached, and every piece is still scribed where it meets the wall. Lids, doors and drawers are set level on site so they run true.
Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Your questions about window seats in South Street
Does a conservation area in or near South Street affect fitted furniture?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.
Is parking a problem for fitting in South Street?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Should I choose a lift-up lid or drawers?
Often a mix works best. Drawers are easier for daily use, and a lid section holds larger things. In a child’s room, drawers tend to be simpler for small hands. We’ll suggest a layout at the measuring visit.
My walls aren’t straight. Is that a problem?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Can the fitting be on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.
Bespoke window seats or ready-made?
A ready-made bench is built for a flat wall and a square corner, but bays have angled sides and walls that are rarely flat. A bench in a bay leaves gaps at the sides and wasted space at the corners. A bespoke seat follows the shape of the bay. It’s a bigger investment, and the gain is a seat that fits the space. Walls in interwar houses are straighter than in older ones, but rarely perfect, so standalone furniture can still lean or leave gaps. Fitted furniture is scribed and levelled on site.
There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why people ask for window seats in South Street
A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It is a neat answer to a common problem.
People usually get in touch with us about needs like these:
- A ready-made bench that does not fit the bay
- A bay window that is hard to furnish
- A room with shutters and sashes that deserves a proper seat
- No comfortable place to sit in the light
Living in a block of flats near Oxted station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Questions to ask before you hire anyone
- Have they thought about parking near you?
- Whether the quote says what the furniture is made from
- Whether the finish is set out in the quote
- Whether the route into your home has been checked
How we price window seats
The price for your room depends on:
- Hanging rails, shelves, drawers and other fittings inside
- How many doors and drawers there are
- Awkward walls, sloping ceilings and uneven floors
- Stairs, lifts and the route to the room
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Before the design visit
When you contact us, these help most:
- Pictures showing the full wall, from floor to ceiling
- Rough sizes, even if they’re only to the nearest few centimetres
- Any ideas or images you’ve saved
- How you want to use the space
Rough sizes are fine at the start. We measure everything properly at the design visit. To get started, get in touch through our contact form. The written quote follows the visit.
How fitting works for window seats
There isn’t much for you to do on fitting day. Someone needs to let us in, and it is useful to have the room cleared beforehand, as we will have talked about during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. It’s useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- You send us a note about the window and the seat you’d like.
- We visit to measure and talk through the design, the storage and the finish.
- You receive a quote in writing for the design, materials and finish.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- We fit it in your home, and a hand-painted finish is applied in the room.
- Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.
Getting ready for fitting day
- Clear the hallway and stairs so the sections can come through
- Let us know where the boiler and meters are
- Book any lift and let the concierge or building manager know
Ask for a quote
Getting a quote starts with a few details: the room, rough sizes and some pictures if you have them. When you are ready, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a quote in writing.
Advice
Storage in South Street homes: local notes
Homes built between 1945 and 1972 make up about 29% of the housing in the area around South Street, with about 25% built between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There’s a conservation area within about a quarter of a mile of the centre of South Street, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you want to be certain, ask the council’s planning team. About 76% of households in the neighbourhood around South Street live in detached or semi-detached houses, according to Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.
If your home is as old as some of the listed buildings nearby, like Cottage Orne, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. For a family home near Charles Darwin School, window seats can give school bags, shoes and sports kit a proper home.
