Window Seats in Bromley
Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make window seats for homes in Bromley, each designed at a visit to your home.
- Off-the-shelf pieces that never quite fit the window
- A child’s room that needs storage and seating
- Looking for a reading spot by the window

About our window seats in Bromley
A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, normally with storage below, under a lift-up lid or in drawers. In Bromley, as everywhere we work, it begins with a visit to measure and plan. If you are living with a bay with no furniture that fits and standard furniture leaving gaps in a bay, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
A deep space is only useful if you can reach the back of it, so drawers, lift-up lids or shallow shelves are chosen to suit the space. For a home in Bromley, what works depends on how deep and how tall the space is. Any meters, fuse board or boiler keep the access they need.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

What window seats cannot fix
Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:
- Repairs to sash windows, cills or shutters
- Any change to radiator pipes, which needs a plumber
- New sockets or lights near the window, which are for your electrician
If you’re not sure what’s possible in your room, you can drop us a line using the contact form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

Questions from Bromley
Can you make window seats for a home in Bromley?
Yes, Bromley is within the area we cover, which takes in all of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.
How do you fit window seats in a flat in Bromley?
At the design visit, we measure the way in as well as the room. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.
Do photos help?
Yes. They give us a feel for the space before we visit, along with rough sizes. It helps to show radiators, sockets and anything else on the wall.
Can a window seat go over the radiator?
Yes. We build a grille or an open front into the seat so the heat isn’t trapped. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.
Do I get to choose the colour?
You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you’ve chosen.
Flats, conversions and lettings
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you get in touch.
Storage in Bromley homes: local notes
The biggest shares of homes in the streets around Bromley were built before 1919 (about 37%) and between 1945 and 1972 (about 23%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Within a mile of the centre of Bromley, 6 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. Parking controls in London are set borough by borough, so the rest of London has its own. If your road in Bromley falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Tell us what the parking is like at the measuring visit.
For a family home near St Mark's Church of England Primary School, window seats can give school bags, shoes and sports kit a proper home. If your home is as old as some of the listed buildings nearby, like Church of St Peter and St Paul, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Bromley Palace, about 0.3 miles east, is one of the historic houses in the wider area. If your own home is a period one, a bay or a sash window is a natural place for a window seat.
Bromley is about 4 miles east of Orpington, in the London Borough of Bromley. Our work covers every London borough and the City of London, Bromley included. We cover places right across the rest of London.
Every home in BR2, BR1, BR6 and BR5 is within our area for window seats. Whether you live on a street like High Street, Church Road and St Paul's Square or on one nearby, we can visit to measure up for window seats. Main roads around Bromley include the A222 and A223. Neighbouring places we cover for window seats include Sundridge (1 mile north-east), Plaistow (1 mile north), Bickley (1 mile east), Widmore (1 mile east) and Downham (2 miles north). Elsewhere in the rest of London, we also cover Orpington (4 miles east), Beckenham (2 miles west), St Mary Cray (4 miles east), Chislehurst (2 miles north-east), Penge (3 miles west) and Anerley (4 miles west).

What it is made from
Lift-up lids
Lids can be made in one piece or in sections. Smaller lids are easier to open. The design visit is where we agree the layout.
Spray-painted finish
Spray painting suits panels, grilles and plain fronts alike. It’s carried out in the workshop for an even coat. Any paint colour agreed with you can be used.
Bespoke or off-the-shelf?
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
What happens on fitting day
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. For a flat, building rules and lift booking are worth checking early; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned at the measuring visit. Saturday fitting is possible by prior arrangement.
- You contact us with some details about the bay or recess.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- A quote in writing follows, setting out the design, materials and finish.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- On fitting day the seat is set level and scribed to follow the walls and floor.
Before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Clear the area where the furniture is going
- Have your electrician move any sockets or switches beforehand
