Making use of awkward spaces in Beckenham

In the area around Beckenham, the largest groups of homes date from between 1945 and 1972 (about 25%) and between 1973 and 1999 (about 25%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Beckenham include Parish Church of St George (Grade II*), under half a mile north-east, and The George Inn (Grade II), under half a mile south. If your own home is listed, internal works that affect its character, such as fixing into or removing original joinery, can need listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it helps to mention it. It lets us plan the stop before fitting day.

For a family home near Harris Primary Academy Beckenham Green, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. Bromley Palace, about 2.1 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. If you live in a flat close to Beckenham Junction station, the route in is measured not just the room, and the sections are sized to fit it.

How we make window seats for Beckenham

Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Beckenham. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are needing more storage in the room and toys spread across a bedroom floor.

In an older home, panelled doors and painted mouldings may suit; in a newer one, plain flat doors may fit better. For a home in Beckenham, door styles are talked through at the measuring visit. The paint colour is agreed with you, whichever finish you pick.

After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

What affects the cost of window seats

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Walls and floors that are out of level or out of square
  • What goes inside: rails, shelves, drawers and dividers
  • Spray painting or hand painting
  • Stairs, lifts and the route to the room

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the measuring visit, and the quote follows.

What to send when you get in touch

To help us picture the room, please include:

  • The type of home and how the room is reached
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Your postcode and the borough
  • Examples of the look you’re after

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To book one, fill in our short enquiry form.

Your questions about window seats in Beckenham

I live near Beckenham Junction station. Is that in your area?

Yes. We cover all of Bromley and the rest of London. To get started, you can get in touch through our contact form with a few details about the room.

I live in a flat in Beckenham. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

Do photos help?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, like radiators or sockets.

Is an outside wall a problem for fitted furniture?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.

How much does a window seat cost?

Prices are quoted for your room, once we’ve measured and talked through the design. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.

When is bespoke worth it?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

How fitting day works

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. On fitting day, each piece is fitted to the room’s own walls, scribed where walls bow and levelled where floors slope. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. To begin, fill in our short enquiry form; a brief note on the bay or sash window is enough.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
  3. A quote in writing follows, covering the seat and the grille.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Related advice

Before and after fitting day

People planning window seats often ask about these. They help whatever the room:

  • Think about what you’ll store under the seat
  • Think about whether you’d like shelves either side
  • Make sure any shutters still open fully
  • Decide on cushion thickness before the design visit

Condensation can form on windows in cold weather, so wipe the cill and the back of the seat if it gets wet. Opening the window for a while helps. If anything isn’t right with the seat, message us from the contact page and we will talk it through.

Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Things stored near a radiator stay warm, so choose what goes there with that in mind.

How it’s made

Spray-painted finish

A spray-painted finish is smooth and even. We spray in the workshop, so the finish is complete before the seat comes to you. The colour is agreed with you.

Doors and drawer fronts

We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can suit the shutters or doors in an older room. The gaps are kept even all along.
