- Shop-bought shelving that doesn’t fill the recess

Alcove units for homes in Burnt Oak
We work across London, including Burnt Oak. The first step is a design visit to measure the alcoves and agree the layout. Then you receive a quote, and once you’re happy the units are made in our workshop and fitted in your home. We make alcove units from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are alcoves that aren’t square and cupboards in keeping with an older house.
With interwar houses or semis a big part of the picture around Burnt Oak, many living rooms have been opened up to the dining room behind. That leaves a long room with a chimney breast on one side, which suits alcove units along that wall. At the design visit we plan any cable routes and ventilation the room needs, with any new sockets left to your electrician.
If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

When is bespoke worth it?
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.
Common questions about alcove units
Is parking a problem for fitting in Burnt Oak?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.
Does a conservation area in or near Burnt Oak affect fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Do I need to be in when you fit?
Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Is the furniture made to order?
Each piece is made in our workshop for the room it’s going into, then brought to your home and fitted. We use moisture-resistant MDF and birch plywood.
Do you work outside London?
No. We only take on work in London, across all the boroughs and the City of London.
Do you work on Saturdays?
Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.
When you need someone else
Damp treatment and building work are for other specialists, so these points are worth knowing:
- Taking out a chimney breast or opening up a fireplace
- Finding and fixing the cause of damp
- Making good damaged walls before fitting
If in doubt, you can fill in our short enquiry form and describe the room. How it works.

Flats, conversions and leaseholders
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.

Living-room storage in Burnt Oak
Homes built between 1919 and 1939 make up about 49% of the housing in the streets around Burnt Oak, with about 23% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how alcove units are fixed and fitted. 3 conservation areas have at least part of their area less than a mile from the middle of Burnt Oak. England has around 10,000 in all, and their controls are mainly about the outside of buildings. Many London boroughs run controlled parking zones, and Barnet sets its own rules. If your road in Burnt Oak falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. We ask about parking at the design visit, and we’ll plan around it.
If your home is as old as some of the listed buildings nearby, like John Keble Church, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to John Keble Church, the alcoves beside a chimney breast are the natural place for alcove units.

How fitting works for alcove units
Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size and number of units, and we confirm the fitting days in your quote. A front path or side gate can make the carry from the van simpler. Gates, paths and steps up to the door are part of the route we measure. Floors are covered from the door to the room, and the sections are assembled in place.
- You get in touch with a short description of the alcoves and your ideas.
- We visit to measure, look at how the walls run and note the skirting, picture rail and any vent.
- You receive a quote with the design, the materials and the paint finish.
- The cupboards and shelves are then built in our workshop.
- We fit the units, scribe them to the walls and set them level. The finish is sprayed in our workshop or hand-painted on site, as agreed.
Before fitting day
- Let us know if your street is in a controlled parking zone
- Take anything hanging off the wall we’re fitting to
- Move furniture and belongings away from the wall
Getting a quote
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. A quote in writing follows the visit. To arrange the visit, tell us about the room on our contact form.

Is it time for alcove units?
Where a fireplace has been blocked up or removed, the chimney breast can look bare. Units on both sides frame the chimney breast and balance the room.
Some of the things we are asked to solve are these:
- Somewhere to keep books and records
- Cupboards in keeping with an older house
- Empty alcoves either side of the chimney breast
- Everyday clutter left on show
Living in a block of flats near Mill Hill Broadway station? Then alcove units are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
