How we make fitted wardrobes for NW7

Loft conversions, common in London terraces, often leave sloping ceilings. We can shape a wardrobe to follow the ceiling line, with long hanging at the tall end and shelves or drawers where it gets lower. Space that’s hard to use otherwise becomes useful storage. Most enquiries start with condensation behind a wardrobe on an outside wall and bedroom alcoves that could hold clothes; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. The time the fitting takes depends on how many wardrobes there are and how the room is shaped, and the fitting days are set out in your quote.

  1. It starts when you let us know about the room, the floor it’s on and the wardrobes you want.
  2. We visit to measure the room and go through the design, and we measure the stairs, landings and doorways too. Let us know about parking as well, as a van normally needs a permit, a paid bay or a bay suspension in much of London.
  3. A quote in writing follows with the design, materials and finish.
  4. The wardrobes are made at our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route we measured.
  5. Fitting day: the sections come in, are joined and set level, and the doors are hung.

How our quotes work

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.

Starting with a design visit

We quote each job for the room it’s going into, after the design visit. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. To arrange a visit, drop us a line using the contact form.

Bedroom storage across NW7

Homes across NW7, Burnt Oak, Edgware and Church End among them, often have one bedroom that has to do two jobs. The design can help one room work two ways, keeping clothes, bedding and everything else out of sight.

Homes built between 1919 and 1939 make up about 45% of the housing in NW7, with about 20% built since 2000, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. About 45% of homes in the NW7 postcode district date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead. Detached and semi-detached houses are home to about 42% of households in the NW7 postcode district, going by Census 2021 figures from the ONS. In a semi or detached house, a driveway, where there is one, can make unloading easier.

In London, the route into a home matters as much as the room, so the way in is measured along with the room.

Mill Hill: Living in a block of flats near Mill Hill Broadway station? Then it’s useful to book the lift and tell the concierge before fitting day. Close to Bittacy Hill Park? Morning light matters, so tall pieces go where they won’t shade the window.

Flat-pack or bespoke?

Off-the-shelf cupboards come in fixed sizes, so there is typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Flats, conversions and leaseholders

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, and we’ll plan the fitting around them.

Made for the room, or bought in a box?

Getting a big standalone wardrobe into a flat or up a tight stair can be difficult. We make fitted wardrobes in sections sized to the route into your home.

Before you hire any carpenter

Before and after fitting day

Most of what helps is simple. What we’d suggest:

  • Work out the split between long and short hanging
  • Think about whether hinged doors will clear the bed
  • Move furniture away from the wardrobe wall in advance
  • For a flat, measure the stairs, landings and lift

Leave a little space between clothes and the back of the wardrobe where the wardrobe sits on an outside wall. Air moving through helps avoid condensation and mould.

Don’t overload a single rail or shelf. Rails and shelves are planned for normal use.

The problems fitted wardrobes solve

Sometimes it’s a change in how a room is used. Built-in storage makes the room work for its new role without crowding the floor. Inside, the layout can change as needs change.

Requests we hear often include:

  • Condensation behind a wardrobe on an outside wall
  • Dusty space on top of the wardrobe
  • Empty alcoves in the bedroom
  • Not enough hanging space

Your questions about fitted wardrobes in NW7

Do you do the electrics?

No. Any new wiring, sockets or lights need an electrician. We will design around them.

Can you build wardrobes around a bed?

Yes. Building around the bed uses a wall that often goes unused. We measure the bed and the room at the measuring visit.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and a quote in writing follows.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

Is the furniture spray painted or hand painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

Can I send pictures ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you get in touch through our contact form.

Do you cover areas outside London?

No. We work in London and nowhere else.
