Loft storage in Burnt Oak: what you get
A dormer can take shelves, a desk or a window seat. Dormers have their own shapes, and walls that are seldom square. Each piece is scribed to the dormer. It uses space that might otherwise be wasted. We’ll talk through the options in Burnt Oak. We make eaves cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about unused space in a dormer and standard furniture that won’t go up the loft stairs.
Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Burnt Oak, it is worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.
Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

From workshop to your room
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so it’s worth mentioning at the measuring visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.
- First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
- At the design visit, the room and the route up are measured.
- We agree the cupboards, drawers and wardrobes, and send a quote in writing.
- Every part is made at our workshop, ready for a spray-painted or hand-painted finish. It’s made from moisture-resistant MDF and birch plywood.
- We carry it up, fit it and check every door and drawer with you.
Before we arrive
- Check the building’s rules for trades and lift bookings
- Move furniture and belongings away from the wall
- Take anything hanging off the wall we are fitting to
Getting a quote
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To share them, tell us about the room on our contact form, and we will suggest a time for a design visit.

What it’s made from
Hand-painted finish
Hand painting on site lets the storage be finished alongside the woodwork around it. It’s easy to touch up later. Like any new paint, it needs time to cure fully.
Spray-painted finish
A spray-painted finish is smooth and even. We spray in the workshop, so the finish is complete before fitting. The colour is agreed with you.
Looking after your furniture
The finish lasts best with a little care, whether it was spray painted or hand painted. These practical tips help:
- Think about hanging space for a loft bedroom
- Think about what will go in each cupboard or drawer
- Decide whether you’d prefer drawers, cupboards or both
- Make room so the whole loft can be measured
Don’t pack things so tightly that air can’t move behind the knee wall. The storage is planned to keep airflow, so leave that space open. It helps prevent damp behind the storage.
Keep the eaves ventilated and avoid pressing things against the back of the space. Squashed insulation works less well. If you notice damp or condensation behind the eaves, ask whoever converted the loft.
Why bespoke in Burnt Oak?
Off-the-shelf furniture is made for straight walls and full-height ceilings. Under a slope, it leaves large gaps and wasted space. Storage made for the loft follows its shape. It is a bigger investment, and the gain is the space it uses. Standard widths rarely add up to the length of a real wall, so fitted furniture is made to the wall’s own length. It can use the full height too.
There’s no price list, because every piece is designed for one room. We measure up, discuss the design and send a written quote, with the materials and finish set out. To arrange a design visit, tell us about the room on our contact form.

Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 3 conservation areas have at least part of their area within a mile of the centre of Burnt Oak. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Controlled parking zones are run by the boroughs, so the rules in Barnet are set locally. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Let us know about parking at the measuring visit.
Near listed buildings like John Keble Church, less than half a mile north of the centre of Burnt Oak, older homes may keep original joinery that eaves cupboards can be designed around. If your children go to The Annunciation RC Junior School or a school nearby, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. FAQs: loft storage in Burnt Oak
Can parking be tricky on fitting day in Burnt Oak?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit.
I live near Mill Hill Broadway station. Is that in your area?
Yes. We cover all of Barnet and the rest of London. To get started, you can fill in our short enquiry form with some details about the room.
Do you move sockets or add lighting?
No. Electrical work is not something we do; it’s a job for your electrician. We can plan cable routes into the design.
Does eaves storage affect the insulation?
Not when it’s planned well. At the design visit we check what’s there and leave the space it needs. Insulation and ventilation work itself is not ours.
Do I choose the paint colour?
You choose it. The paint colour is agreed with you.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
