Fitted wardrobes in HA8: how it works

An outside wall is often colder than an inside one, and clothes pressed against a cold wall can lead to condensation. Where a wardrobe goes on an external wall, we plan ventilation behind and inside it, which helps keep mould away. Moisture-resistant MDF is a sensible choice there too. We make fitted wardrobes from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about a tight bedroom where doors get in the way and wardrobes that are full to bursting.

When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together. How long the fitting takes depends on the size of the wardrobes and the number of doors, and the fitting days are set out in your quote.

  1. You get in touch with a few details about the bedroom and where it is in the house.
  2. We visit to measure the room and go through the design, and we measure the stairs, landings and doorways too.
  3. A written quote follows with the design, materials and finish.
  4. The wardrobes are built in our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route we measured.
  5. We carry the sections up, join them in the room and scribe them to the walls and ceiling.

How our quotes work

The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Homes across HA8 and their bedrooms

If your bedroom in HA8 has a chimney breast, the alcoves either side are natural places for storage. Where there isn’t one, fitted wardrobes can run along a full wall instead. Each design is scribed and levelled on site.

The biggest shares of homes in HA8 were built between 1919 and 1939 (about 49%) and since 2000 (about 20%), according to Valuation Office Agency council tax figures (2025). That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. About 49% of homes in the HA8 postcode district date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead. Detached and semi-detached houses are home to about 47% of households in the HA8 postcode district, in the ONS Census 2021 figures. A house like that usually has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

The ULEZ has covered every London borough since August 2023, and TfL’s red routes have strict stopping rules, so we plan access to your home in HA8 ahead of fitting day.

Burnt Oak: If your children go to The Annunciation RC Junior School or a school nearby, the inside of fitted wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow. If you live near Watling Park, morning light matters, so tall pieces go where they will not shade the window.

Boards, parts and paint

Spray-painted finish

Spraying coats edges and corners evenly and leaves no brush marks. You choose the colour before we start.

Birch plywood

Birch plywood is strong and holds screws well, so it’s a good choice for carcasses, shelves and drawer boxes. You can paint the edge or leave the layers showing.

When you need someone else

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:

  • Taking out a chimney breast to make space
  • Curing damp, which needs the right specialist
  • Redecorating around the wardrobes

Bespoke or off-the-shelf?

Under a sloping ceiling, standard wardrobes leave most of the space unused. A bespoke wardrobe can be shaped to follow the slope.

Questions to ask before you hire anyone

  • How they handle walls that are not straight
  • Whether you’ll get a quote in writing, not just a figure
  • Whether the quote follows a visit to your home
  • Can you see real work of theirs?

Bespoke or off-the-shelf?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Flats, blocks and rented homes

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check during the design visit.

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.

Your questions about fitted wardrobes in HA8

Should I send photos?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

Do you cover HA8?

Yes. Our area is the whole of London: every borough and the City of London, and that includes HA8.

Will a sloping floor cause problems for fitted wardrobes?

It is common, and it’s allowed for. We level the wardrobe on a plinth or feet and scribe it to the walls, so the doors line up properly.

What can go inside a fitted wardrobe?

It’s worked out with you when we measure, starting from the clothes you have. Some shelves can be adjustable so the layout can change.

What happens at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and a written quote follows.

Will fitted wardrobes get up the stairs to my flat?

The wardrobes are made in sections sized to get up the stairs, into the lift and through the doors. That is why we measure the route, not just the room. In a leasehold flat, it is worth checking the lease first.

Should I choose hinged or sliding wardrobe doors?

The space in front of the wardrobe usually decides it. Where a bed sits close by, sliding doors often work better. We’ll look at the room with you during the design visit.
