Fitted cupboards for homes in Burnt Oak
Meters and fuse boards often sit in the most awkward places, under the stairs, in a hallway or beside the front door. A fitted cupboard can hide them neatly, while keeping them easy to reach. Meter readers and engineers need to get to them, so we design doors or removable panels that make that easy. We make fitted cupboards from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a hallway cupboard for coats and shoes and a utility room with proper storage.
A good part of the housing around Burnt Oak is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the bay window at the front, the space under the stairs and the box room are the usual places to gain storage. Any meters or fuse boards that need to stay reachable are designed around.
Once you have read the quote and decided to go ahead, the furniture is made at our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Materials and finishes
Doors and drawer fronts
Doors can be flat, framed or panelled and finish them to match. Drawers can sit below for shoes or smaller things.
Plinths and scribe strips
A plinth lifts the cupboard off the floor and hides adjustable feet. Scribe strips are trimmed to follow the wall.
Fitted cupboards in Burnt Oak: local notes
About 49% of the homes in the neighbourhood around Burnt Oak went up between 1919 and 1939, and about 23% between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Burnt Oak include John Keble Church (Grade II), under half a mile north. For a listed home, changes inside that alter its character can need listed building consent from the council, for instance removing or fixing into original panelling. The council’s conservation officer is the person to ask before work starts. About 49% of homes in the streets around Burnt Oak date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses of that era often have a hallway wide enough for a coat and shoe cupboard, and a box room that can take more storage.
If you live in a flat close to Mill Hill Broadway station, it is useful to book the lift and tell the concierge before fitting day. For families living near The Annunciation RC Junior School, a place for each person’s coat and shoes stops the hallway filling up.

How fitting works for fitted cupboards
The last stage of the day is the finish. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. If you have a driveway, it can make unloading simpler, so let us know at the design visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.
- You let us know where the cupboards should go and what they need to hold.
- We visit to measure and check how level the floor and walls are.
- We send a written quote with the design, materials and finish.
- The cupboards are made and finished in our workshop, using moisture-resistant MDF and birch plywood.
- We fit them in your home, scribed to the walls and set level.
How to prepare

- Mention any parking restrictions on your street
- Keep pets in another room while we work

Could you do it yourself?
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

Is it time for fitted cupboards?
Alcoves and odd corners are another reason. A recess beside a chimney breast, a gap at the end of a corridor or the space over a stair can all hold a cupboard that fits it exactly.
Some of the things we are asked to solve include:
- Landing shelves for bedding and towels
- Making use of an tricky alcove or corner
- Storage for coats and shoes in the hallway
- Built-in storage that matches the woodwork
If you live near Watling Park, fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

FAQs: fitted cupboards in Burnt Oak
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Can you fit furniture in a home close to Mill Hill Broadway station?
Yes. We cover all of Barnet and the rest of London. You can message us from the contact page to arrange a design visit.
Can you box in my boiler with a fitted cupboard?
Yes, as long as the design respects the boiler’s instructions. We plan the space and ventilation around it and make sure an engineer can reach it.
How long does fitting take?
Every job is different. The time the fitting takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote, so you’ll know before we start.
Can you hide my gas and electricity meters?
Yes, and we keep them easy to reach. Engineers and meter readers will need access, so the doors or panels are planned to open easily.
Who chooses the colour?
You choose it, and it is agreed with you before painting. Whichever finish you pick, it is in the colour you have chosen.
Flats, leases and landlords
If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. It is made from the same moisture-resistant MDF and birch plywood as any of our work.
