FAQs: alcove units in Waterloo
Is Waterloo in the area you cover for alcove units?
Yes, we work across Lambeth, Waterloo included, and across the rest of London. To get started, you can drop us a line using the contact form with a few details.
I live in a flat in Waterloo. How will the furniture get up the stairs?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
Can I send photos before the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, use our contact form.
Do you work on Saturdays?
Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.
What happens at the design visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Do I need permission in a conservation area?
Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings may need listed building consent for works that affect their character.
Alcove units for homes in Waterloo
A capped or blocked chimney should still be ventilated to help stop damp. Units are planned so any vent stays clear, with nothing covering it. If there are signs of damp on the chimney breast or in the alcoves, they’re best sorted before fitting. If your home has alcoves that aren’t square and worn or badly fitted alcove units, alcove units made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
A large number of homes around Waterloo date from 2000 onwards, and in London many homes of that age are flats in newer blocks. Living rooms in newer homes can be compact, so shallower units and wall-hung cupboards keep the floor open. Boxing for pipes and risers is common in newer homes, and the furniture can be designed around it.
We write quotes in plain English. You will see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Bespoke or off-the-shelf?
Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
What happens on fitting day
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on the size and number of units, and the fitting days are set out in your quote. Fitting day starts by covering floors and setting out the sections. Each piece is levelled and fixed to suit plasterboard or block. Any hand painting can be finished on site.
- You get in touch with a short description of the alcoves and your ideas, even if the design is only a rough idea so far.
- We visit to measure, look at how the walls run and note the skirting, picture rail and any vent. We also talk through heights, doors and shelves.
- You receive a quote with the design, the materials and the paint finish.
- The cupboards and shelves are then built in our workshop, each one sized to its own alcove.
- Fitting day: the units go in, are scribed to the alcoves and levelled on a plinth or feet.
Before fitting day
- If you live in a block, book the lift and tell the building manager
- Keep pets out of the room and the hallway
- Let us know if your street is in a controlled parking zone
How to get a quote
A quote begins with a few details from you: the room, rough measurements and some photos if you have them. When you’re ready, send us a few details through our contact form. We will then arrange a design visit and follow it with a written quote.

Bespoke or off-the-shelf?
In fairness, standalone furniture comes with you when you move. Built-in units become part of the room and remain when you move on. It depends on how long you expect to stay. Newer homes often have compact rooms where standard furniture leaves awkward gaps, while fitted furniture is made to the room. It can also be planned around boxed-in pipes and risers.
How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
Why us?
- Saturdays by prior arrangement
- Spray painted or hand painted, in the colour you choose
- Built from moisture-resistant MDF and birch plywood

When you need someone else
We design, make and fit the furniture. In practice, that means:
- Painting the walls, ceiling and woodwork around the units
- Plastering or repairing loose plaster in the alcoves
- Electrical work, such as new sockets or switches, which is for your electrician
If in doubt, you can drop us a line using the contact form and describe the room. Our process from visit to fitting.

Do you need alcove units in Waterloo?
Sometimes there are old units already, worn, badly fitted or the wrong size for how you live. New units are a chance to rethink how the space works.
We are often asked to help with:
- Cupboards in keeping with an older house
- Toys and paperwork with no proper home
- Alcoves that are wasted space
- Walls too uneven for standard furniture

Built-in living-room furniture in Waterloo
In the streets around Waterloo, the largest groups of homes date from the years since 2000 (about 43%) and before 1919 (about 18%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Waterloo, Historic England’s list includes Royal Festival Hall (Grade I), less than half a mile north-west, and Old Vic Theatre (Grade II*), less than half a mile north-east. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. Controlled parking zones cover much of inner London, and each borough runs its own. A van working in Waterloo will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Parking is worth mentioning at the measuring visit, so the day can be planned around it.
The wider area includes historic houses like Benjamin Franklin House, about 0.7 miles north-west. If your own home is a period one, walls that bow and floors that slope are why alcove units are scribed to fit rather than pushed into place. If you live near Jubilee Gardens, alcove units can be planned to frame a window with a view rather than block it.
