Common questions about fitted home offices

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.

Can you fit furniture in a home close to London Waterloo station?

Yes, homes across Lambeth and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit.

Is the furniture spray painted or hand painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

How long does it take to fit a home office?

How long fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We keep the room as tidy as possible while we work.

Can a desk be fitted into an alcove?

It depends on the width and depth of the alcove. Plenty of alcoves suit a small desk, with shelves and storage around it. We will tell you honestly when we visit.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.

Light matters in a home office. A screen facing a window can be hard to read, and a window behind you can cause glare. We plan the desk position with the window in mind, often with the light to one side. We look at it early during the design visit in Waterloo. If you’re living with a tangle of chargers and leads and glare from a window on the screen, home offices made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

Many homes around Waterloo were built since 2000, and across London a lot of homes from those years have compact layouts. Sockets and data points in newer homes are often already where a desk would go, so home offices can be planned around them. Any new sockets or wiring are for your electrician.

The quote comes in writing, so there’s time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Why people ask for fitted home offices in Waterloo

Cables and chargers are a common frustration. A desk designed with cable routes keeps them tidy. Any new sockets are for your electrician, and we design around them.

People usually get in touch with us about needs like these:

  • A guest room that’s needed for work
  • Files and folders piling up
  • Work things on show in the evening
  • Shelves that sag under books and files

If your home is one of the older houses near Christ Church, an alcove beside the chimney breast is often just right for a built-in desk.

Before you choose who makes it

  • How the doors are hung and adjusted
  • Can you see real work of theirs?
  • How they’ll get the furniture into the room
  • Do they scribe the furniture to the walls?

Where other trades come in

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • Setting up computers, screens or networks
  • Changes to the structure of the house
  • New sockets, data points or wiring, which are for your electrician

Not sure whether your space suits fitted home offices? You can get in touch through our contact form and we will tell you. How a job runs, step by step.

What goes into it

  • Built-in desks
  • Filing drawers
  • Hand-painted finish
  • Cable routes
  • Moisture-resistant MDF
  • Spray-painted finish
  • Birch plywood

What it is made from

Shelves

We can make fixed shelves, adjustable ones, or a mix. Fixed shelves add stiffness to tall units, and adjustable shelves leave room to change.

Birch plywood

Birch plywood is strong and holds screws well. It goes into the desk, the shelves and the drawers. The edge can be left on show or painted.

From workshop to your room

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made in our workshop, a piece at a time. How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Newer developments sometimes have their own parking and loading rules, so it’s useful to let us know at the measuring visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.

  1. It starts with a short note from you about the space.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways. It is useful to tell us about parking, as much of London has controlled parking zones.
  3. We send a quote in writing.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Preparing the room

  • Leave a clear route from the front door to the room
  • If you live in a block, book the lift and tell the building manager
  • Make sure pets are kept safely away

Starting with a design visit

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To send them over, tell us about the room on our contact form, and we’ll suggest a time for a design visit.

Flats, blocks and rented homes

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you get in touch.

Fitted home offices in Waterloo: local notes

About 43% of the homes in the neighbourhood around Waterloo went up since 2000, and about 18% before 1919, based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Within a mile of the centre of Waterloo, 36 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 43% of homes around Waterloo were built since 2000, well above the figure for Lambeth as a whole, about 17%, according to Valuation Office Agency council tax figures (2025). Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.

If you live in a flat close to London Waterloo station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
