Flats, conversions and lettings
We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.
If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you.
About our bespoke kitchens in Waterloo
Some kitchens suit a dresser, with cupboards below and open shelves above, and in a period house it can look as if it has always been there. Each dresser is made for its wall and finished to match the rest of the kitchen. If your home has a dresser that suits a period house and a central island in a larger kitchen, kitchens made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
A large share of the homes around Waterloo date from 2000 onwards, and some came with kitchens that suit the building more than the people living in it. Cabinets made for your room can take its place, built around your chosen worktop, sink and appliances. Gas, plumbing and electrics are for the right trades.
We write quotes in plain English. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Questions we are often asked
Does a conservation area in or near Waterloo affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do you make bespoke kitchens for homes in Waterloo?
Yes, Waterloo is within the area we cover, which takes in all of Lambeth and the rest of London. The first step is a design visit, where we measure and go through the design, followed by a quote.
What are your kitchens made from?
Moisture-resistant MDF for painted doors and panels, and birch plywood where strength matters. The finish is spray painted in our workshop or hand painted, in colours agreed with you.
Do you supply the worktop and appliances?
You choose the worktop, sink and appliances, and we design the cabinets around them. Your quote sets out what’s included.
Is the furniture spray painted or hand painted?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Should I send pictures?
Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.
What it costs
The price for your room depends on:
- The overall size of the piece
- Whether you choose a spray or hand-painted finish
- The number of doors and drawers
- Stairs, lifts and the route to the room
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the design visit, and the quote follows.
Before the design visit
Ahead of the design visit, we’ll typically ask about:
- Examples of the look you’re after
- What the furniture needs to hold
- Where you live, with the postcode
- The type of home and how the room is reached
Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough sizes. To send them over, use our contact form, and we will arrange a design visit.
Bespoke kitchens in Waterloo: local notes
Homes built since 2000 make up about 43% of the housing in the neighbourhood around Waterloo, with about 18% built before 1919, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Waterloo is in the Lower Marsh Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. The boroughs run controlled parking zones across much of inner London. In Waterloo, a van will usually need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. We ask about parking at the measuring visit, so the van can be planned for.
If your home is as old as some of the listed buildings nearby, like Royal Festival Hall, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. For an older house near Christ Church, cabinets will be scribed to walls and floors that are rarely true. For a family home near Oasis Academy Johanna, planning a kitchen around family routines, with a place for school things, pays off.

Practical tips
People planning bespoke kitchens often ask about these. They’re worth knowing whatever the room:
- Wipe up spills promptly
- Check stairs, hallways and lifts for access
- Deal with damp walls first
- Talk to your other trades in good time
Do not leave water sitting on painted cabinets, particularly near the sink. Moisture-resistant MDF copes well, but standing water is best avoided.
Leasehold flats can have rules about alterations, so check your lease early. We can’t advise on your lease.
How fitting works for bespoke kitchens
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long fitting takes depends on how many units there are and how the room is laid out, and your quote sets out the fitting days. Newer developments sometimes have their own parking and loading rules, so it’s useful to let us know during the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.
- First, you let us know about the kitchen you have and the one you want. It is useful to know the worktop, sink and appliances you have in mind.
- We come to measure up and plan the layout with you, including where the sink and appliances will go.
- A quote in writing follows, covering the cabinets, materials and finish, for you to read through.
- The cabinets, doors and drawer fronts are made at our workshop from moisture-resistant MDF and birch plywood.
- We fit the cabinets in your home; plumbing, gas and electrics are done by your plumber, a Gas Safe engineer and your electrician.
Getting ready for fitting day
- Have your electrician move any sockets or switches beforehand
- Leave a clear route from the front door to the room
- Let us know about parking near your home
