Questions from Beddington
Is parking a problem for fitting in Beddington?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so we can plan the day around it.
Can you fit furniture in a home close to Waddon station?
Yes, homes across Sutton and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room.
How do you stop shelves from sagging?
Shelves are sized for their span, depth and the weight they’ll carry. Long spans get a thicker shelf, a stiffening lip, a support or shorter bays, and birch plywood helps keep them flat. Tell us about heavy collections during the design visit.
How is the furniture painted?
You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do I need the building owner’s consent?
Possibly. It depends on your lease, and some need consent for alterations. Your lease is something we can’t advise on, so it is worth checking before fitting day.
Is an outside wall a problem for fitted furniture?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.
How we make built-in bookshelves for Beddington
In period rooms, shelving has to meet skirting boards, picture rails and cornices. Shelves can stop beneath the picture rail, run to the cornice or be cut around the details. Since period walls are rarely flat, the edges are scribed to follow them. If you are living with shelving behind a desk for books and files and alcoves beside the chimney breast going to waste, built-in bookshelves made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
A typical 1930s semi has a bay window at the front and a chimney breast with a recess either side. Around Beddington, interwar houses, semis and detached homes make up a big part of the housing, so it’s a layout worth planning for. We tend to plan built-in bookshelves along the chimney breast wall so the bay keeps its light, though every room is measured first.
A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish.

Flats, conversions and lettings
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We can’t give advice on leases.
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through without a struggle.
Materials and finishes
Hand-painted finish
A hand-painted finish can be done on site once the bookcase is fitted. It is easy to touch up later, and it suits a traditional room.
Shelves
For a long shelf, we use a thicker board, a lip on the front or a support so it stays straight under books. Splitting the run into shorter bays also helps.
What happens on fitting day
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. How long the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. If you have a driveway, it can make unloading simpler, so it is worth mentioning during the design visit. Otherwise, details of permits or nearby bays help. Floors and doorways are protected while the pieces come in.

- Keep pets in another room while we work
- Move furniture and belongings away from the wall
How to get a quote

Looking after your furniture
Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:
- Ask your electrician about sockets early
- Count roughly how many shelves your books fill now
- Think about cupboards below for things you’d rather hide
- Think about whether the spacing needs to change later
Paint is dry to the touch long before it has fully cured. For the first while, place books gently rather than sliding them along, so the paint is not scuffed.
Don’t block the space left for radiator heat with books or objects. Heat needs to move into the room.
Built-in bookshelves for homes in Beddington
In the streets around Beddington, the largest groups of homes date from between 1919 and 1939 (about 52%) and between 1973 and 1999 (about 22%), according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. The National Heritage List records 18 entries within half a mile of the centre of Beddington. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Many London boroughs run controlled parking zones, and Sutton sets its own rules. If your street in Beddington is in a controlled parking zone, a visitor permit, a paid bay or a parking bay suspension through the council may be needed. Let us know about parking during the design visit.
For an older house near Parish Church of St Mary the Virgin, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. For families living near Beddington Park Primary School, shelving with deep cupboards below keeps books, games and school things in one place. Living in a block of flats near Waddon station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Made for the room, or bought in a box?
Some flat-pack bookcases have long, thin shelves, so they bow once they’re full of books. Bespoke shelves are sized for the span and the weight, using birch plywood, thicker shelves or supports where needed. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.
