What it costs
Not every room costs the same, for these reasons:
- Whether you choose a spray or hand-painted finish
- The width and height of the space
- How easy it is to get the furniture into the room
- Tricky walls, sloping ceilings and uneven floors
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. There’s no price list: each design is priced in writing after we’ve seen the space.
Before the design visit
What helps most when you first contact us:
- Anything fixed to the wall that the furniture needs to work around
- Any ideas or images you’ve saved
- What the furniture needs to hold
- The type of home and how the room is reached
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit. To arrange a visit, send us a few details through our contact form.
Built-in bookshelves for homes in Roundshaw
A built-in bookcase is shelving made for one wall, one alcove or one room. It runs from wall to wall and, if you like, up to the ceiling, so books have a proper home. For a home in Roundshaw, the first step is a design visit to measure up and talk through your books. People usually come to us about bowing shelves in an old bookcase and storage for children’s books and games; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
A large share of the homes around Roundshaw date from 2000 onwards, and newer homes seldom have fitted storage in the living room. Built-in bookshelves can be planned around where the sockets and aerial points already are, with cable routes built in. Walls in newer homes are often plasterboard on studs, which is fine for fitted furniture when the fixings are right.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Bespoke or off-the-shelf?
Many flat-pack shelves are thin and long, and they can sag under a full load. We size each shelf for its span and load, using birch plywood, thicker shelves or supports where needed. Newer homes often have compact rooms where standard furniture leaves awkward gaps, while fitted furniture is made to the room. It works around service boxing too.
We don’t publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To arrange a design visit, tell us about the room on our contact form.

Built-in living-room furniture in Roundshaw
About 40% of the homes in the area around Roundshaw went up since 2000, and about 27% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Roundshaw is in a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. Strict stopping rules apply on red routes, which TfL runs. If your home is on or just off a main road, it is useful to mention it. It lets us plan the stop before fitting day.
Near listed buildings like Church of St Michael and All Angels, about 0.5 miles north-west of the centre of Roundshaw, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features can require listed building consent. Living in a block of flats near Wallington station? Then the route in is measured as well as the room, and the sections are sized to fit it. Close to Waddon Ponds? Built-in bookshelves can be planned to frame a window with a view rather than block it.

What it is made from
Shelves
Long spans need a thicker shelf, a stiffening lip or a support so it stays straight under books. Shorter bays are another answer.
Hand-painted finish
Hand painting lets you judge the colour in your own room. Joins and scribed edges are painted in the same coats.
Common questions about built-in bookshelves
Can parking be tricky on fitting day in Roundshaw?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so the day can be planned around it.
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.
How do you get large furniture into a flat?
We plan the route in during the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.
Do you do the electrics?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.
Should my shelves be fixed or adjustable?
You can have fixed shelves, adjustable ones or a mix. Fixed shelves brace the bookcase, while adjustable ones let you change the spacing later. Many people choose both.
How much will my built-in bookcase cost?
Size, doors and drawers, what goes inside and the finish all affect it, along with access and parking. We send a quote in writing after the design visit.
Flats, leases and landlords
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.
In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.
What happens on fitting day
Finishing comes last. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Newer developments sometimes have their own parking and loading rules, so it’s useful to let us know at the measuring visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.
- You get in touch about built-in bookshelves.
- At the design visit we measure and plan the shelves together.
- We send a quote in writing.
- We make the shelving in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
- The shelving is fitted, fixed and checked with you. Fresh paint needs time to cure, so it’s best to load the shelves gently at first.
Preparing the room
- If you live in a block, book the lift and tell the building manager
- Move anything in the hall or on the stairs out of the way
- Have your electrician move any sockets or switches beforehand
Arranging a design visit
It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, especially with rough measurements. To send them over, use our contact form, and we’ll arrange a design visit.
