Built-in bookshelves in Holland Park

Living-room carpentry in Holland Park: local notes

About 69% of the homes in the area around Holland Park went up before 1919, and about 11% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. That matters for built-in bookshelves, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List has 230 entries within half a mile of the centre of Holland Park. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. On TfL’s red routes, the rules on stopping and loading are strict. If your home in Holland Park is on or near a main road, tell us at the measuring visit. It lets us plan the stop before fitting day.

The wider area includes historic houses like Leighton House, about 0.4 miles south. If your own home is a period one, the alcoves beside a chimney breast are the natural place for built-in bookshelves. For a flat near Kensington Olympia station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Holland Park School, a cupboard for board games and a shelf for reading books can go into the same design.

Holland Park is in the Royal Borough of Kensington and Chelsea, about 1 mile south of Kensington. We cover Holland Park as part of our work across Kensington and Chelsea. We cover places right across Kensington and Chelsea, from the busiest high streets to quiet residential roads.

We cover homes on streets like Dukes Lane, Milson Road and Elsham Road, along with the roads around them, whether you want built-in bookshelves or another piece made for the room. Holland Park sits close to the A402 and A4204, and we plan where the van can stop before fitting day. We also cover the places around Holland Park: Kensington (1 mile south), Notting Hill (1 mile north), Shepherd's Bush (1 mile west), Notting Dale (1 mile north) and White City (1 mile north-west). Elsewhere in Kensington and Chelsea, we also cover Brompton (2 miles east), Chelsea (2 miles south-east), World's End (2 miles south-east), North Kensington (2 miles north-west) and Little Chelsea (2 miles south-east).

How we make built-in bookshelves for Holland Park

The right depth depends on your books. Paperbacks sit happily on shallow shelves, while art books, atlases and records need more. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. Deeper cupboards below and shallower shelves above often work well. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a home library or study and storage for children’s books and games.

With a large share of homes around Holland Park built before 1919, the living room is often two rooms knocked through, with a chimney breast in each half. That can mean one pair of alcoves for shelving and the other for low cupboards, with the screen on a chimney breast between. Some internal walls in houses of that age are lath and plaster, so fixings are chosen to suit what’s behind the paint.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Where other trades come in

We do not treat damp or carry out building work, so these points are worth knowing:

  • Any wiring or new sockets (your electrician handles that)
  • Decorating the rest of the room
  • Relocating radiators or pipework

Not sure whether your space suits built-in bookshelves? You can send us a few details through our contact form and we’ll tell you. How a job runs, step by step.

Flats, leases and landlords

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we’ve measured the way in.

How fitting day works

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. It helps to let us know about parking during the design visit, as terraced streets are often busy.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
  3. We then send a written quote for the bookshelves.
  4. We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
  6. Your chosen finish is sprayed before fitting or painted by hand in the room.

Getting ready for fitting day

  • Tell us about any meters, fuse boards or boilers in the area
  • Move furniture and belongings away from the wall
  • Have your electrician move any sockets or switches beforehand

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

Advice

DIY, flat-pack or bespoke

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Standard units come in set widths and heights, so there’s usually a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Questions from Holland Park

How do you fit built-in bookshelves in a flat in Holland Park?

We measure the route in not just the room: the stairs, landings, lift and doors. Built-in bookshelves are made in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

My house in Holland Park is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How do I get a quote?

Simply send us a few details through our contact form. Rough sizes and a few pictures help, and we’ll arrange a design visit.

Does fitted furniture need planning permission?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent, so check with the council first.

How deep should bookshelves be?

The depth is set around your books. Deeper cupboards or shelves at the bottom and shallower shelves above is a common layout, and it keeps paperbacks from getting lost at the back.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you do not need to stay in the room.

Pricing built-in bookshelves in Holland Park

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • Stairs, lifts and the route to the room
  • The internal fittings
  • Walls and floors that are out of level or out of square
  • Spray painting or hand painting

Your quote is written for your room once we’ve visited and measured. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

What we need to know

What helps most when you first contact us:

  • What kind of home it is, and which floor the room is on
  • What the furniture needs to hold
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Anything fixed to the wall that the furniture needs to work around

A quote begins with a few details from you: which room it is, rough sizes and a couple of pictures if you can take them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.
