Under-stairs storage in Holland Park
Under-stairs storage in Holland Park: what you get
Each under-stairs cupboard is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits drawer boxes that carry weight, while MDF takes paint well for the doors and fronts. Once painted, by spray or by hand, it is brought to your home in Holland Park and fitted. We make under-stairs cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a low corner too deep to reach into and no room for a small desk or a place to work.
Outside walls in houses from before 1919 are typically solid brick, which can be cold, so storage against it is designed with ventilation behind. A large share of the homes around Holland Park date from then. Any damp is dealt with before storage goes in.
Our quotes are written in plain words, without jargon. You’ll see what will be made, the boards used and the finish.

How it’s made
Plinths and scribe strips
The floor under a staircase is rarely perfectly level. We set the storage level on a plinth or adjustable feet, so everything opens and closes as it should.
Spray-painted finish
For a crisp, even look, many people choose a spray-painted finish. It is applied in our workshop, so treat it gently while it cures fully.
Under-stairs storage in Holland Park: local notes
About 69% of the homes in the neighbourhood around Holland Park went up before 1919, and about 11% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. There are 230 entries on the National Heritage List within half a mile of the centre of Holland Park. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 69% of homes in the neighbourhood around Holland Park were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Under the stairs in an older terrace is often where the meters or the fuse board are, so the design keeps them accessible.
If your home is one of the older houses near Church of St George, the triangle under an old staircase is often deeper than it looks. If your home is as old as some of the listed buildings nearby, such as Holland House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your children go to Holland Park School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.

What it costs
To work out the quote, we look at:
- The number of doors and drawers
- Walls and floors that are out of level or out of square
- Access to the room, like stairs, lifts and narrow halls
- Parking near your home
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. There’s no price list: each design is priced in writing after we’ve seen the space.
What to send when you get in touch
A few details help us understand the job before we visit. It’s useful to include:
- Radiators, sockets, pipes or meters on or near the wall
- Rough sizes, even if they’re only to the nearest few centimetres
- The postcode, so we can plan the visit
- Whether it is a house or a flat, and if there are stairs or a lift
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, tell us about the room on our contact form.
From workshop to your room
Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the shape of the space and the number of drawers and doors, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, especially in a controlled parking zone, so it is useful to tell us during the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.
- It starts when you get in touch about the space under your stairs.
- At the design visit, we look at the stairs, the hall and what you need to store, and check where the meters and fuse board sit.
- A written quote follows, with the fitting days agreed. Take your time to look through it.
- Your storage is built in our workshop, cut to the angle of your stairs.
- The storage is fitted and set level, ready for the first coats and shoes, with the finish sprayed beforehand or painted by hand on site.
Getting ready for fitting day
- Mention any parking restrictions on your street
- Take down pictures, mirrors and shelves from the wall
- If you live in a block, book the lift and tell the building manager
Getting a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To book one, use our contact form.

Could you do it yourself?
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
Cost matters, and it’s fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
Questions from Holland Park
Is Holland Park in the area you cover for under-stairs storage?
Yes, we work across Kensington and Chelsea, Holland Park included, and across the rest of London. To get started, you can message us from the contact page with a few details.
Does a conservation area in or near Holland Park affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Can the fitting be on a Saturday?
Yes, Saturdays are possible by arrangement. Let us know when you first get in touch, and we will see what we can do.
Can you build storage around a gas meter or fuse board?
Yes. The design keeps a clear way to the meter or fuse board, often with a door of its own. Meter readers and engineers need access, so we never box them in.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.
Flats, conversions and lettings
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.
