Built-in bookshelves for homes in Hornsey

Shelving near a radiator needs some thought. Heat has to rise and move into the room, so any shelving over or around a radiator is planned with a gap or an open front. Some people prefer to keep the shelves clear of the radiator altogether, or ask their plumber about moving it. If you are living with shelves that suit a period room and bowing shelves in an old bookcase, that’s what built-in bookshelves are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Around Hornsey, a large share of homes date from before 1919, and in London most homes of that age are Victorian or Edwardian. Main rooms in houses like these usually have a chimney breast with an alcove on each side, and those alcoves are the natural home for built-in bookshelves. Because old walls bow and floors slope, the units are scribed to follow the wall and levelled at the base, then cut neatly around the skirting and any picture rail or cornice.

We write quotes in plain English, without jargon. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Where other trades come in

We do not treat damp or carry out building work, so these points are worth knowing:

  • Making new openings, removing walls or other structural work
  • Moving sockets or switches, which needs an electrician
  • Relocating radiators or pipework

Not sure whether your space suits built-in bookshelves? You can fill in our short enquiry form and we’ll tell you. Our process from visit to fitting.

Made for the room, or bought in a box?

Bought bookcases come in the maker’s colours. We paint ours in the colour you choose, by spray or by hand, to suit the room. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. There’s no price list: each design is priced in writing after we’ve seen the space.

Why choose us

  • Saturday visits and fitting by prior arrangement
  • Made for your room, not a standard size
  • Edges scribed to follow your walls
  • We work across all London boroughs

Read bespoke vs off-the-shelf or how to compare quotes.

Tips worth knowing

These points come up often when people plan built-in bookshelves. They help whatever the room:

  • Note the sizes of your largest books and records
  • Decide whether you want doors on the lower section
  • Let us know about access early
  • Plan any sockets or wiring with your electrician before fitting

Load the shelves gradually and evenly. Keep the heaviest books low and close to the supports.

Watch for damp marks on external walls behind the shelves. The cause is a job for the right trade.

FAQs: built-in bookshelves in Hornsey

Will parking be an issue for fitting furniture in Hornsey?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit, so the day can be planned around it.

My home in Hornsey is a flat. How do you get the furniture in?

At the design visit, we measure the way in as well as the room. Built-in bookshelves are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

How is the price worked out?

Size, doors and drawers, what goes inside and the finish all affect it, along with access and parking. We send a written quote after the design visit.

Do I get to choose the colour?

You do. We agree the colour with you.

Can I send photos ahead of the visit?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

How long will the fitting take?

The fitting depends on how long and how tall the shelving is, and the fitting days are set out in your quote. The making happens in our workshop, so the time in your home is mostly fitting and finishing.

How we price built-in bookshelves

Not every room costs the same, for these reasons:

  • Whether you choose a spray or hand-painted finish
  • Parking near your home
  • How square the room is
  • The width and height of the space

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, written once we have measured up.

Helping us understand the room

You don’t need exact measurements or a plan. It is enough to send:

  • Photos of the whole wall or room, including the floor and ceiling
  • What kind of home it is, and which floor the room is on
  • What the furniture needs to hold
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, along with rough measurements. To share them, drop us a line using the contact form, and we’ll suggest a time for a design visit.

How fitting day works

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Older London houses often have narrow hallways and tight turns on the stairs, so built-in bookshelves are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through.

  1. It starts when you tell us about the wall and your books.
  2. At the design visit we measure and plan the shelves together.
  3. Your written quote follows, covering the design, materials and finish.
  4. The bookcase is made at our workshop from moisture-resistant MDF and birch plywood.
  5. The shelving is fitted, fixed and checked with you. Fresh paint needs time to cure, so it’s best to load the shelves gently at first.

Preparing the room

  • Take anything hanging off the wall we are fitting to
  • Clear the hallway and stairs so the sections can come through
  • Keep pets in another room while we work

How to get a quote

Getting a quote starts with some details: which room it is, rough measurements and a couple of photos if you can take them. To send them, send us a few details through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Built-in living-room furniture in Hornsey

In the streets around Hornsey, the largest groups of homes date from before 1919 (about 63%) and the years since 2000 (about 18%), based on the Valuation Office Agency’s 2025 council tax data. That matters for built-in bookshelves, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 11 conservation areas have at least part of their area less than a mile from the middle of Hornsey. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Flats in converted or shared houses account for about 32% of households in the streets around Hornsey, going by Census 2021 figures from the ONS. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

Close to Priory Park? A room that looks out on trees deserves a design that leaves the window alone. For an older house near Church of Holy Innocents, the alcoves beside a chimney breast are the natural place for built-in bookshelves. If your home is as old as some of the listed buildings nearby, such as Tower of Old Parish Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.
