Bespoke kitchens for homes in North Cheam

You choose the worktop, sink and appliances, and we design the cabinets around them. Knowing the appliance sizes early lets us leave the right spaces, from the oven housing to the dishwasher. Your quote sets out the materials and finish. We make kitchens from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about a kitchen that fits an uneven room and an island where space allows.

Around North Cheam, interwar houses or semi-detached and detached homes make up a good part of the housing. Many 1930s houses started with a small kitchen at the back that has since been extended or knocked through. The cabinets are designed for the room as it is today, with an island where space allows.

A quote in writing is the clearest record of what we’ve agreed. It describes the kitchen we’ve designed for the room, what it is made from and how it’s finished, and the workshop works from it.

Is it time for bespoke kitchens?

In a flat, the kitchen may share a wall with the living space or sit in a narrow galley. Bespoke cabinets can make the most of a small or odd-shaped room, so every run is used.

Here are some of the needs we’re asked about most:

  • Tall larder storage
  • A dresser that suits a period house
  • Cabinets that suit lean and sloping walls
  • Cabinets built around the appliances you choose

The wider area includes historic houses such as Nonsuch Mansion, about 1 mile south. For a period home anywhere nearby, cabinets will be scribed to walls and floors that are rarely true.

Before you choose who makes it

  • Whether they measure the room themselves
  • Where they’ll park and unload
  • Will the doors close with even gaps?
  • Will the quote be in writing?

Kitchens in North Cheam: local notes

In the neighbourhood around North Cheam, the largest groups of homes date from between 1919 and 1939 (about 58%) and between 1973 and 1999 (about 13%), according to Valuation Office Agency council tax figures (2025). That matters for kitchens, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. North Cheam is partly covered by a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. The council can confirm if you’re not sure. About 58% of homes in the streets around North Cheam date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Many houses of that era have had the kitchen extended or knocked through, so the kitchen is designed for the room as it is now.

If you live near Nonsuch Park, a cupboard by the back door for boots and coats can be built in with the kitchen. If your home is one of the older houses near St Oswald Church, tall ceilings can take larder cupboards right up to the top.

FAQs: bespoke kitchens in North Cheam

Is parking a problem for fitting in North Cheam?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so we can plan the day around it.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Do I need to be at home on fitting day?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Can you fit a kitchen in a room with uneven walls?

Yes. We scribe each cabinet to the wall and set it level on adjustable feet or a plinth, to give a level line for the worktop. That is a big part of why bespoke suits period homes.

How do you get large furniture into a flat?

Getting it in is planned during the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

How long will the kitchen take to fit?

It depends on the kitchen. The time the fitting takes depends on the size of the kitchen and the design, and we confirm the fitting days in your quote, so you can plan your other trades around it.

Bespoke or off-the-shelf?

Ready-made ranges rarely include a larder or dresser that fits a particular alcove. Bespoke joinery can be made for the exact space, painted to match the rest of the kitchen. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and those are common in interwar houses. Built-in pieces are designed to fit them.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It is useful to talk about parking at the measuring visit, so it can be planned.

Why us?

  • Made in our workshop, then fitted in your home
  • Made for your room, not a standard size
  • Finished by spray or by hand
  • Fitted tight to walls that aren’t straight

Caring for painted furniture

Getting the most from bespoke kitchens starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Make sure walls are dry before cabinets go in
  • Give the paint time to cure fully
  • Let us know how parking works on your street
  • Allow space to walk round an island

Doors are hung and adjusted when we fit them. Walls and floors shift slightly through the year, and hinges can be adjusted to keep the gaps even.

Think about how the cabinets will get in. We make the cabinets in sections that fit through the doors and up the stairs, so let us know about any narrow spots.

Fitting day, step by step

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by arrangement.

  1. It starts with a short note from you about the room.
  2. At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift. Tell us about parking too, as a van may need a visitor permit, a paid bay or a bay suspension.
  3. We send a quote in writing.
  4. The cabinets are made in our workshop from moisture-resistant MDF and birch plywood, sized to come in through your doors.
  5. We carry everything in and fit the cabinets, while your plumber, a Gas Safe engineer and your electrician do the plumbing, gas and electrics.

How to prepare

  • Mention any parking restrictions on your street
  • Move anything in the hall or on the stairs out of the way
  • Let us know where the boiler and meters are

Ask for a quote

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.
