Looking after your furniture
A little care keeps the finish looking good. Here are our suggestions:
- Note what sits on and around your desk
- Decide how much should be open shelving and how much behind doors
- Choose a calm colour for a working room
- Estimate the shelf space you will need
If you’re having new sockets fitted, your electrician can do that around the furniture as planned. It helps if they know where the cable routes are. Tidy cables keep the office looking calm.
Use the cable routes so wires don’t rub the paint. Tight cables can mark edges over time. Every so often, tidy the cables back into place.
About our fitted home offices in North Cheam
Working from home is easier when the desk, shelves and storage are built for the job. We design and make built-in desks, shelving and storage for spare rooms, alcoves, landings and the space under the eaves, shaped by the way you work. For a home in North Cheam, it starts with a design visit to measure and talk it through. People normally come to us about a room with two jobs to do and shelves that sag under books and files, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
In a house with several bedrooms, the question is often which room works best as an office. Interwar houses, semis and detached homes make up much of the housing around North Cheam, and they can offer a choice of rooms. Light, noise and where the broadband comes in all matter. The design visit is a good time to discuss the options.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Home working in North Cheam: local notes
The biggest shares of homes in the streets around North Cheam were built between 1919 and 1939 (about 58%) and between 1973 and 1999 (about 13%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. North Cheam is partly covered by a conservation area, going by Historic England’s data. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Strict stopping rules apply on red routes, which TfL runs. If your street in North Cheam joins a main road, it is worth telling us during the design visit. That way we can plan where to load and unload.
If you live near Nonsuch Park, a desk placed to make the most of daylight makes a big difference to a working day. If you live in a flat close to West Sutton station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Cheam Park Farm Primary Academy, closed cupboards above a desk keep work papers and school books apart.

Flat-pack or bespoke?
Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.
Materials and finishes
Birch plywood
Birch plywood is strong and holds screws well. It suits desks, long shelves and drawer boxes. Its layered edge can be shown or painted.
Pull-out drawers
We make the drawer boxes from birch plywood for strength. They’re built for papers, files and kit. The fronts match the rest of the office.
How fitting day works
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site. How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. It is useful to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
- It starts when you get in touch with a few details about the space, including the equipment you use.
- We visit to measure the room and talk through the desk, shelving and storage. New sockets are for your electrician, so it is useful to think about them early.
- A quote in writing follows, with the design, finish and fitting days set out, for you to read through.
- Your office furniture is made at our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use, with cable routes left clear.
How to prepare
- Keep pets out of the room and the hallway
- Take anything hanging off the wall we are fitting to
- Empty the space we’ll be working in
Getting a quote
Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, especially with rough sizes. To send them over, send us a few details through our contact form, and we will arrange a design visit.

Questions we are often asked
Does a conservation area in or near North Cheam affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.
Is North Cheam in the area you cover for fitted home offices?
Yes, we work across Sutton, North Cheam included, and across the rest of London. You can fill in our short enquiry form to arrange a design visit.
How is the furniture painted?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
Can a home office go in a loft room?
Yes, in a loft that’s already converted. The desk is placed where there is headroom to sit and stand comfortably, with storage built into the lower parts of the slope. The conversion itself isn’t our work.
What materials do you use for home offices?
Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Shelves are made to suit the load they’ll carry. Your quote confirms the materials and finish.
Can you fit sockets in the desk?
Sockets and wiring are for your electrician, not us. The desk is planned with routes for cables and space for any sockets. It is useful to agree the positions at the measuring visit.
