About our fitted cupboards in North Cheam
A boiler cupboard needs more thought than most. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. Doors open wide enough for servicing, and any work on the boiler itself is for a Gas Safe registered engineer. If your home has boxing in a boiler with room for servicing and a linen cupboard on the landing, that’s what fitted cupboards are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
With interwar houses or semis a big part of the picture around North Cheam, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. We build storage in lofts that are already converted or boarded.
A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

From workshop to your room
Finishing comes last. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. In a 1920s or 1930s house, the hall and stairs are typically straightforward, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it is going.
- You get in touch with some details about the space. A rough sketch helps if you have one.
- The design visit covers measuring and the layout inside.
- A quote in writing is sent to you, setting out the design, materials and finish.
- The cupboards are made at our workshop.
- The cupboards are fitted in your home. They’re set level and scribed to the walls as they go in.
Before fitting day
- Mention any parking restrictions on your street
- Clear the walls of pictures and shelves
- Keep pets in another room while we work
Arranging a design visit
Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, particularly with rough measurements. To share them, message us from the contact page, and we will arrange a design visit.

FAQs: fitted cupboards in North Cheam
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is North Cheam in the area you cover for fitted cupboards?
Yes. North Cheam is one of the places we work, along with the rest of Sutton and London. You can get in touch through our contact form to arrange a design visit.
How do you get the furniture up the stairs?
We plan the route in at the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.
Does someone need to be home during the fitting?
Someone needs to let us in. It’s good to have someone there at the end to look over the work with us.
How long will the cupboards take to fit?
Every job is different. The time the fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days.
Will the cupboards fit my uneven walls?
Yes. We scribe each cupboard to follow the wall and set it level on adjustable feet or a plinth. It is one of the reasons fitted joinery suits period homes.
Made for the room, or bought in a box?
Flat-pack cupboards can be put together quickly by a confident DIYer, which is a fair point in their favour. A fitted cupboard needs a design visit, a quote, workshop time and fitting, but it’s built around your space. Ready-made units come in standard depths that rarely suit every space, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.
How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Fitted cupboards in North Cheam: local notes
Homes built between 1919 and 1939 make up about 58% of the housing in the area around North Cheam, with about 13% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. North Cheam is partly covered by a conservation area, going by Historic England’s data. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. Detached and semi-detached houses are home to about 43% of households in the neighbourhood around North Cheam, according to Census 2021. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
If your home is one of the older houses near St Oswald Church, hallway recesses and alcoves are where fitted cupboards earn their keep. The wider area includes historic houses like Nonsuch Mansion, about 1 mile south. If your own home is a period one, a shallow cupboard in a narrow hall can hold coats without blocking the way. If you live near Nonsuch Park, living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place.

Practical tips
Most of what helps is simple. What we’d suggest:
- Make sure walls are dry before we fit
- Keep boiler vents and meter access clear
- Treat new paintwork gently at first
- Make a note of what needs a home
Keep the way to the meters and fuse board clear. Avoid packing things in front of the meters, so engineers and meter readers can get to them quickly.
Before the design visit, think about what will go in each cupboard. A coat cupboard and a linen cupboard need quite different insides, so it is useful to know this early.
When is bespoke worth it?
Standard units come in set widths and heights, so there is typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job.
What it is made from
Birch plywood
Long shelves in a cupboard need to stay straight under load, and birch plywood helps. We size each shelf for its span, depth and load.
Shelves
We plan shelf heights around what you will store, from towels and bedding to tins and boxes. Long spans need a thicker shelf or a support.
