Loft storage designed for your room

Loft storage in Bakers Arms

Loft rooms are often bedrooms, so storage for clothes matters. Wardrobes under the slope, drawers in the knee wall and shelves in the dormer can all work together. Designed as one, they give the room calm, consistent lines. For a home in Bakers Arms, it’s planned around your things. If your home has a loft room that still feels unfinished and a dormer that isn’t being used, eaves cupboards made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

In streets where many homes were built before 1919, as they were around Bakers Arms, under-stairs cupboards in older terraces often house the meters or the fuse board. Those have to stay reachable, so any storage is designed around them. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.

The written quote is your record of the job. It describes the eaves cupboard we’ve designed for the room, what it is made from and how it is finished.

Made for the room, or bought in a box?

Off-the-shelf wardrobes often don’t fit up narrow loft stairs. Our storage is made in sections sized for the route. That makes it possible to fit large pieces in a small loft. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking during the design visit, so it can be planned.

Boards, parts and paint

Spray-painted finish

Spraying gives a smooth, even surface. We spray in the workshop, so the finish is complete before fitting. You choose the colour.

Birch plywood

Its layered build gives birch plywood its strength. It goes into the carcasses, the shelves and the drawers, and its edge can be left visible or painted.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Cost matters, and it’s fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Questions from Bakers Arms

Will parking be an issue for fitting furniture in Bakers Arms?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit, so we can plan the day around it.

Does a conservation area in or near Bakers Arms affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

How long will the loft storage fitting take?

The time the fitting takes depends on how much storage you want in the loft, and we confirm the fitting days in your quote. Every part is made at our workshop before we arrive. Saturday fitting is possible by arrangement.

Is an outside wall a problem for fitted furniture?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

How is the furniture painted?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and go through the design with you. We will also ask about access and parking, and a quote in writing follows.

Flats, conversions and lettings

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them at the design visit, so fitting day is planned around them.

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.

From workshop to your room

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly. How long fitting takes depends on the shape of the room and the number of cupboards and drawers, and your quote sets out the fitting days. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so let us know about permits and bays at the design visit.

  1. To begin, message us from the contact page; a brief note on the loft and the storage you want is enough.
  2. We visit to measure the slopes and eaves and talk through cupboards, drawers and wardrobes under them.
  3. Your written quote sets out the storage and the finish.
  4. In our workshop we build each section from moisture-resistant MDF and birch plywood to follow the slope.
  5. We fit the storage in the loft, trimming the edges so they meet the ceiling neatly, with a spray-painted or hand-painted finish.

Getting ready for fitting day

  • Let us know if your street is in a controlled parking zone

Ask for a quote

To get a quote, message us from the contact page and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and talk through the design, and a quote in writing follows.

Homes built before 1919 make up about 61% of the housing in the neighbourhood around Bakers Arms, with about 11% built between 1919 and 1939, in the VOA’s 2025 council tax stock figures. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Bakers Arms, Historic England’s list includes Church of St Barnabas and St James the Greater (Grade II*), less than half a mile west, and Bakers Almshouses (Grade II), less than half a mile west.
