Loft Storage in Broom Hill

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on loft storage in Broom Hill starts with a design visit, and everything is made at our workshop.

  • A dormer that isn’t being used
  • Boxes piled on loft boards
  • A loft room with too many jobs

Common questions about loft storage

Can parking be tricky on fitting day in Broom Hill?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so the day can be planned around it.

Do you make loft storage for homes in Broom Hill?

Yes, Broom Hill is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and go through the design, followed by a quote.

Can you convert my loft as well?

No. Our work is storage in loft rooms that are already converted, or in boarded lofts. A conversion is building work, and Building Regulations apply. When the room is finished, we can plan the storage.

What happens during the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

Do I need permission in a conservation area?

Not usually. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

About our loft storage in Broom Hill

The low space behind a knee wall is often the most useful in the room. Eaves cupboards and pull-out drawers built into the knee wall put it to work. Pull-out drawers mean you don’t have to crawl in. At the design visit in Broom Hill, we’ll see what fits. If your home has a boarded loft that’s hard to keep organised and clothes with nowhere to go in a loft bedroom, eaves cupboards made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Broom Hill, it’s worth looking up as well as down. Any boiler or hot water cylinder keeps the access and ventilation its maker asks for.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

What happens on fitting day

When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you. The time the fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturday fitting is possible by arrangement.

  1. It starts when you contact us about storage in your loft, whether it’s a converted room or a boarded space.
  2. At the design visit, we look at the slopes, the eaves and the way up, and discuss the design with you.
  3. Your quote sets out the design, the materials and the finish.
  4. We make the cupboards and drawers in our workshop, cut to the slope, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready to use.

Preparing the room

  • Let us know where the boiler and meters are
  • Have your electrician move any sockets or switches beforehand
  • Move furniture and belongings away from the wall

Advice

Where other trades come in

We design, make and fit the furniture. In practice, that means:

  • New sockets, lights or wiring, which are for your electrician
  • Building Regulations approval for a conversion
  • Loft conversions, which we don’t carry out

If in doubt, you can send us a few details through our contact form and describe the room. How a job runs, step by step.

What goes into it

  • Hand-painted finish
  • Birch plywood
  • Spray-painted finish
  • Moisture-resistant MDF
  • Sloped wardrobe tops
  • Eaves doors and drawers

Flats, conversions and leaseholders

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.

Making use of tricky spaces in Broom Hill

In the area around Broom Hill, the largest groups of homes date from between 1919 and 1939 (about 39%) and between 1945 and 1972 (about 31%), based on the Valuation Office Agency’s 2025 council tax data. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 7 entries within half a mile of the centre of Broom Hill. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. Detached and semi-detached houses are home to about 64% of households in the area around Broom Hill, in the ONS Census 2021 figures. In a semi or detached house, a driveway, where there is one, can make unloading easier.

If your home is one of the older houses near Church of All Saints, a dormer in a converted loft can hold shelves or a small desk. Near listed buildings like Church of All Saints, under half a mile south-east of the centre of Broom Hill, older homes may keep original joinery that eaves cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. For a flat near Orpington station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

DIY, flat-pack or bespoke

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot usually do that in an older room.

Bespoke loft storage or ready-made?

Standalone furniture can move with you, and it may suit a short stay. Fitted storage stays with the house, and it uses the slopes in a way a standalone piece cannot. The right choice depends on how long you plan to stay. Off-the-shelf units come in set widths, so a run along a wall usually ends with a gap, so fitted furniture is made to the wall’s own length. It can also go up to the ceiling rather than stopping short.

We do not publish set prices, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing. To arrange a design visit, use our contact form.
