Coldblow Fitted Home Offices

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on fitted home offices in Coldblow starts with a design visit, and everything is made at our workshop.

  • Wanting to close the door on work at the end of the day
  • An awkward space with no furniture that fits
  • Paperwork and files with nowhere to go

Looking after your furniture

Getting the most from fitted home offices starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Think about where the sockets are now
  • Consider doors to hide work at the end of the day
  • Let us know about parking near your home
  • Think about glare on your screen

Heavy files are best kept low or close to the supports. That keeps shelves straight over the years. The shelves are made for what you said you’d keep on them.

Keep the chair from knocking the desk edge. Pushing it in gently helps. Minor chips can be touched up with the matching colour.

Fitted home offices for homes in Coldblow

Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Coldblow. If you are living with a room with two jobs to do and a desk in the wrong light, home offices made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

With interwar houses or semis a big part of the picture around Coldblow, if the loft has been converted, the space under the eaves can take a desk and storage. We build in lofts that are already converted or boarded. Elsewhere, an alcove beside a chimney breast or a bay can take a desk.

After the design visit, we send you a quote in writing. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

How fitting works for fitted home offices

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are typically straighter. The pieces are joined and fixed once in place.

  1. It starts with a short note from you about the space.
  2. We visit to measure the room and the way in, and talk through the design.
  3. We send a written quote.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. The sections are brought in, joined and scribed to the walls, ready for work.

Before fitting day

  • Tell us about parking near your home
  • Keep pets out of the room and the hallway
  • Leave a clear route from the front door to the room

Getting a quote

If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.

How we price fitted home offices

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • How many doors and drawers there are
  • Whether you choose a spray or hand-painted finish
  • Parking near your home
  • What goes inside: rails, shelves, drawers and dividers

Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

Before the design visit

Ahead of the design visit, we will normally ask about:

  • What you’d like to store or use the space for
  • Where you live, with the postcode
  • A few photos of the space, taken from the doorway and from each corner
  • Any ideas or images you’ve saved

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, send us a few details through our contact form.

Questions we’re often asked

Can parking be tricky on fitting day in Coldblow?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, so the day can be planned around it.

Do you cover homes near Bexley station?

Yes, homes across Bexley and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit.

What if the stairs or lift are small?

Getting it in is planned at the measuring visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

Do I need to be in when you fit?

Someone needs to be there to let us in. You don’t need to watch us work, but it helps to be around at the end.

Which materials go into your home offices?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Shelves are made to suit the load they’ll carry. Your quote confirms the materials and finish.

Working from home in Coldblow

About 44% of the homes in the area around Coldblow went up between 1945 and 1972, and about 22% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 10 entries on the National Heritage List within half a mile of the centre of Coldblow. You can check whether a particular building is listed on Historic England’s list. More than a third of the homes in the area around Coldblow (about 44%) were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Rooms from that era suit a full-width desk with shelving above.

If your home is as old as some of the listed buildings nearby, such as Parish Church of St Mary the Virgin, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Hall Place and Gardens, about 0.7 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk.

When you need someone else

We’d rather be clear about where our work stops:

  • Structural work, such as removing walls or chimney breasts
  • Building a loft conversion, which isn’t our work
  • Electrical work for the office, which your electrician carries out

If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How a job runs, step by step.

Here’s what fitted home offices can help with:

  • Work things on show in the evening
  • A screen that’s hard to read by the window
  • A tangle of chargers and leads
  • A room with two jobs to do

For an older house near Church of St Mary the Virgin, a small back bedroom can become a home office with a desk under the window.

Choosing a carpenter
