Fitted Home Offices in Welling

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on fitted home offices in Welling starts with a design visit, and everything is made in our workshop.

  • A guest room that is needed for work
  • A desk buried under papers
  • A desk in the wrong light

Questions we are often asked

Can parking be tricky on fitting day in Welling?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so the day can be planned around it.

Can you make fitted home offices for a home in Welling?

Yes. We cover all of Bexley and the rest of London, and Welling is part of that. The first step is a design visit, where we measure and discuss the design, followed by a quote.

Is the furniture spray painted or hand painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.

Do I get to choose the colour?

You choose it. Spray and hand-painted finishes both use the colour you have chosen.

How much does a fitted home office cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The mix of desk, shelving, drawers and doors, and the finish, all play a part. Everything is set out in a written quote after the visit.

How we make fitted home offices for Welling

Cables are easy to forget and hard to hide later. Cable holes and routes are built into the desk and cupboards. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Welling. If you’re living with working at the kitchen table and flimsy shelves that won’t take the weight, that is what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

With interwar houses or semis a big part of the picture around Welling, a converted loft can be a quiet place to work, with storage tucked under the slope. For lofts, we work in rooms already converted or boarded. Elsewhere, an alcove beside a chimney breast or a bay can take a desk.

The written quote is your record of the job. It describes the home office we have designed for the room, its materials and its finish, and the workshop works from it.

Bespoke or off-the-shelf?

If you only need a simple desk against a straight wall, an off-the-shelf desk may be enough. A fitted office earns its place where the space is awkward or the storage matters. We’ll give you an honest view during the design visit. If a house has been extended or knocked through, the new walls and the old ones may not line up, and straight-sided ready-made units make that obvious. Fitted pieces are scribed to both.

How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

What we don’t do

It’s worth being clear about where our work stops:

  • Connecting printers and screens
  • Any wiring or new lights, which need an electrician
  • Turning an unconverted loft into a room

If in doubt, you can use our contact form and describe the room. How it works.

Boards, parts and finishes

  • Moisture-resistant MDF
  • Filing drawers
  • Cable routes
  • Built-in desks
  • Birch plywood
  • Spray-painted finish
  • Hand-painted finish

How we price fitted home offices

To work out the quote, we look at:

  • Access to the room, such as stairs, lifts and narrow halls
  • How square the room is
  • The number of doors and drawers
  • The overall size of the piece

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Helping us understand the room

What helps most when you first contact us:

  • What kind of home it is, and which floor the room is on
  • Radiators, sockets, pipes or meters on or near the wall
  • Rough measurements, even if they’re only to the nearest few centimetres
  • What the furniture needs to hold

To make a start, drop us a line using the contact form and tell us which room you have in mind and what you want the furniture to do. We then arrange a design visit to measure and discuss the design, and a quote in writing follows.

Flat-pack or bespoke?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Fitting day, step by step

With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. It’s useful to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.

  1. To begin, send us a few details through our contact form; a brief note on the room and your desk set-up is plenty.
  2. At the design visit we measure the room, agree the desk height and depth and plan cable routes to the sockets.
  3. A written quote follows with the design, materials and finish.
  4. The office furniture is built in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. The desk and shelves are fitted, with the cable routes ready for your equipment.

How to prepare

  • Leave a clear route from the front door to the room
  • Clear the walls of pictures and shelves
  • If you live in a block, book the lift and tell the building manager

Getting a quote

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. A written quote follows the visit, so you can take your time with it. To book one, message us from the contact page.

Advice

Fitted home offices for homes in Welling

Homes built between 1919 and 1939 make up about 75% of the housing in the streets around Welling, with about 9% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Entries on the National Heritage List near the centre of Welling include Danson Park Mansion (Grade I), under half a mile south-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. TfL’s Ultra Low Emission Zone covers every part of London, Bexley included. It applies to the vans that deliver and fit furniture in Welling, as it does anywhere else in London. Access and parking are talked through at the design visit.

If you live near Danson Park, a desk placed to make the most of daylight makes a big difference to a working day. The wider area includes historic houses such as Danson House, about 0.4 miles south-east. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window. If you live in a period home close to St John's Church, an alcove beside the chimney breast is often just right for a built-in desk.
