Fitted home offices in Belvedere: what you get
Storage keeps a home office calm. Drawers for stationery, cupboards for files and a printer, and shelves for books and folders, so the desk stays clear. Doors can hide the working things when you’re done. We design the storage around your work, wherever you are in Belvedere. People normally come to us about cables trailing across the desk and floor and files and folders piling up; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Light, desk height and closed storage matter more than size in a home office. Whatever kind of home you have in Belvedere, we plan those first. Desk depth and shelf positions are set around how you work.
You get the quote in writing, so there is time to read it properly. It covers the design, materials and finish agreed at the visit.

Bespoke fitted home offices or ready-made?
Off-the-shelf desks leave you to work out the cables. With a bespoke desk, cable routes are part of the design. That keeps the desk and the floor tidy. Ready-made furniture rarely suits a recess, a slope or an odd corner, and most homes have at least one. Fitted furniture is designed around them.
Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we’ve measured up.
Why choose us

Practical tips
Most of what helps is simple. What we’d suggest:
- Note how many files and books you need to store
- Look at the window and where the light falls
- Think about matching the woodwork or the walls
- Tell us about every device that needs a home
When we’ve finished fitting, the desk and storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Check now and then that handles and hinges are tight. Tightening early stops a small looseness getting worse. If something stops working smoothly, drop us a line using the contact form and describe it.
Home working in Belvedere: local notes
Homes built before 1919 make up about 26% of the housing in the neighbourhood around Belvedere, with about 22% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. 3 conservation areas have at least part of their area within a mile of central Belvedere. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The ULEZ, run by TfL, takes in all of London, so Bexley is inside it. That includes the vans that bring and fit furniture in Belvedere. We plan parking and access with you during the design visit.
Close to Lesnes Abbey Woods? A desk facing a window makes the most of the daylight. For a flat near Belvedere station, it is useful to book the lift and tell the concierge before fitting day. Near listed buildings like Parish Church of All Saints, under half a mile south-west of the centre of Belvedere, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features.
Belvedere is part of the London Borough of Bexley, about 4 miles south-west of Sidcup. We work across all London boroughs and the City of London, and Belvedere is part of that. Belvedere is one of the places in Bexley where we make fitted home offices.
Every address in DA17, DA8 and DA18 is within our area for fitted home offices. Our area takes in homes on streets such as Cray Road, Adit Road and Clive Road, along with the roads around them, whether you want fitted home offices or another piece made for the room. Neighbouring places we cover for fitted home offices include Lessness Heath (1 mile west), Erith (1 mile south-east), Northumberland Heath (1 mile south-east), Bexley Riverside (1 mile south-east) and West Heath (1 mile south-west). Other parts of Bexley we cover include Sidcup (4 miles south-west), Welling (3 miles south-west), Bexley (3 miles south), Bexleyheath (2 miles south), Albany Park (5 miles south-west) and Thamesmead (2 miles north-west). Being one of the larger places in Bexley, Belvedere is covered for all of our fitted furniture.

Questions we’re often asked
Is parking a problem for fitting in Belvedere?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so we can plan the day around it.
Is Belvedere in the area you cover for fitted home offices?
Yes. We cover all of Bexley and the rest of London, and Belvedere is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
How long does it take to fit a home office?
How long fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. The office is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as possible while we work.
What if the wall is cold or damp?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.
Does my lease affect fitted furniture?
Possibly. It depends on your lease, and some require the building owner’s consent for alterations. We cannot give advice on your lease, so it is worth checking before fitting day.
How fitting day works
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, a piece at a time. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. For a flat, building rules and lift booking are worth checking early; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned at the design visit. Saturday fitting is possible by prior arrangement.
- First you tell us about the room and what your work needs.
- We come to measure and work out where the desk, shelves and cable routes should go.
- You receive a written quote for the office we have discussed, for you to read through.
- Your office furniture is made at our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
- We fit it in your home, scribed to the walls and set level.
How to prepare
- Book any lift and let the concierge or building manager know
- Mention any parking restrictions on your street
- Clear the area where the furniture is going
Arranging a design visit
We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Every piece is quoted for your room after the design visit. To arrange a visit, send us a few details through our contact form.
Related advice
What affects the cost of fitted home offices
There’s no set price, because there’s no set room. The things that affect it are:
- How many doors and drawers there are
- How big the furniture is
- Parking near your home
- Access to the room, like stairs, lifts and narrow halls
There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.
What to send when you contact us
Here’s what helps us most when you get in touch:
- What you’d like to store or use the space for
- Pictures of styles you like, if you have any
- Whether it’s a house or a flat, and if there are stairs or a lift
- Radiators, sockets, pipes or meters on or near the wall
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit. For a quote, use our contact form.
Flats, conversions and lettings
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them at the design visit.
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
