Islington homes and fitted home offices

About 49% of the homes in the streets around Islington went up before 1919, and about 16% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Islington, Historic England’s list includes Union Chapel (Grade I), under half a mile north, and Canonbury Tower (Grade II*), about 0.5 miles north-east. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, can need listed building consent. An early word with the council’s conservation officer is the best first step. Purpose-built flats are home to about 56% of households in the streets around Islington, based on Census 2021. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Dr Johnson's House, about 1.6 miles south, is one of the historic houses in the wider area. If your own home is a period one, lath-and-plaster walls need the right fixings for shelves above a desk. Living in a block of flats near Essex Road station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If you live near Barnard Park, a desk placed to make the most of daylight makes a big difference to a working day.

About our fitted home offices in Islington

Light matters in a home office. A screen facing a window can be hard to read, and a window behind you can cause glare. We plan the desk position with the window in mind, often with the light to one side. We look at it early at the measuring visit in Islington. If you’re living with shelving that bows under the load and paperwork and files with nowhere to go, home offices made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

In an older house, sockets may be few and in tricky places, so we plan cable routes to the sockets you have. If you need more, that’s a job for your electrician before the furniture goes in. Since a large share of homes around Islington date from before 1919, it’s a common thing to plan for.

The written quote is your record of the job. It describes the home office we have designed for the room, what it’s made from and how it is finished, and the workshop works from it.

What fitted home offices can’t fix

Before you plan the job, it helps to know what we don’t do:

  • Making good the walls, which is for a plasterer or decorator
  • Electrical work for the office, which your electrician carries out
  • Building a loft conversion, which is not our work

If you’re not sure what’s possible in your room, you can drop us a line using the contact form and we will give you a straight answer. How it works.

What goes into it

  • Spray-painted finish
  • Hand-painted finish
  • Filing drawers
  • Moisture-resistant MDF
  • Built-in desks
  • Birch plywood
  • Cable routes

Materials and finishes

Hand-painted finish

Some people prefer a hand-painted finish for its softer look. It can be applied on site, in a colour agreed with you. It can be matched to the room’s woodwork.

Doors and drawer fronts

Some home offices have doors that close over the whole desk. It suits a room that also has to work as a guest room or living room. We will talk through the options at the measuring visit.

DIY, flat-pack or bespoke

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.

What happens on fitting day

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections built in our workshop, one at a time. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so it helps to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by prior arrangement.

  1. It starts with a short note from you about the space.
  2. We visit to measure the room and the way in, and go through the design.
  3. A quote in writing follows, covering the design, materials and finish.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before fitting day

  • Keep pets in another room while we work
  • If you live in a block, book the lift and tell the building manager
  • Have your electrician move any sockets or switches beforehand

Getting a quote

To get a quote, use our contact form and tell us a little about the room. We then arrange a design visit to measure and discuss the design, and send you a written quote afterwards.

Questions from Islington

Can you fit furniture in a home close to Essex Road station?

Yes, homes across London are within the area we cover. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. If there is damp, it should be sorted before anything is fitted.

Is it possible to have an office and a guest bed in one room?

It depends on the size of the room. A compact office along one wall can leave the rest of the room for a bed. We’ll look at the options at the measuring visit.

What are your built-in desks made from?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Shelves are made to suit the load they’ll carry. Your quote confirms the materials and finish.

Is it possible to have a desk under the eaves?

Yes, where the loft has already been converted. The desk is placed where there’s headroom to sit and stand comfortably, with storage built into the lower parts of the slope. We don’t carry out loft conversions.

What affects the price in Islington

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • The internal fittings
  • Where a van can park, such as a permit bay or a bay suspension
  • Walls and floors that are out of level or out of square
  • The finish: spray painted or hand painted

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

What to send when you get in touch

Getting some details early makes the visit more useful. Where you can, include:

  • How you want to use the space
  • Examples of the look you’re after
  • Pictures of the whole wall or room, including the floor and ceiling
  • Rough measurements, even if they’re only to the nearest few centimetres

You don’t need exact measurements to get started. Everything is measured properly when we visit. To get started, get in touch through our contact form with some details about the room. The written quote follows the visit.
