About fitted wardrobes in N1

Fitted wardrobes are built in our workshop from moisture-resistant MDF and birch plywood. The doors are finished with spray paint in the workshop or painted by hand, in the colour you choose. We then fit them in your home, setting them level on adjustable feet or a plinth. Typical reasons to get in touch are dusty space on top of the wardrobe and clothes piled on chairs and in spare rooms, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. How long the fitting takes depends on how many wardrobes there are and how the room is shaped, and we confirm the fitting days in your quote.

  1. You tell us about the room, including any slopes, alcoves or windows.
  2. A design visit follows, where we measure and agree the layout, with your clothes in mind.
  3. A quote in writing follows.
  4. Once you are happy, the wardrobes are made in our workshop from moisture-resistant MDF and birch plywood.
  5. The wardrobes are fitted in your home, ready to use.

What goes into your quote

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it.

Ask for a quote

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, tell us about the room on our contact form.

What’s near Hoxton

Our area takes in the homes around Stag's Head pub, Islington Green School and Shoreditch Park Primary School, among other places. Nearby too are Church of St Anne with St Columba (less than half a mile east), Shoreditch Park (less than half a mile north-west), Hackney University Technical College (less than half a mile south-east) and Bishopsgate Institute Special Collections and Archives (1.1 miles south). There is a railway station in Hoxton itself: Hoxton station. Well-known places in the area include St Leonard's Hospital (close by, under half a mile east) and Montfichet's Tower (1.6 miles south-west). Not far away are Barnsbury Wood.

Fitted wardrobes across N1: local notes

Across N1, including St Pancras, Shoreditch and Hoxton, bedrooms come in every size. Fitted wardrobes are made for the room you have, using the full height where it helps. Hanging, shelves and drawers inside are arranged around what you store.

About 34% of the homes in N1 went up before 1919, and about 26% since 2000, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. About 26% of homes in N1 were built since 2000, based on the Valuation Office Agency’s 2025 council tax data. Newer homes often have compact bedrooms with plasterboard stud walls, so fitted pieces use the full height and are fixed into the studs. Purpose-built flats are home to about 69% of households in N1, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

In London, the route into a home matters as much as the room, so we look at both at the measuring visit.

Hoxton: For a family home near Shoreditch Park Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. If you live in a period home close to Church of St Anne with St Columba, a bedroom chimney breast and its alcoves often shape where fitted wardrobes go.

Before and after fitting day

These points come up often when people plan fitted wardrobes. They’re worth knowing before and after fitting:

  • Mention if the wardrobe will go on an external wall
  • Ask your electrician about moving sockets early
  • Measure the gap between the wardrobe wall and the bed
  • Think about where you’ll keep shoes, bags and folded clothes

If you have sliding doors, keep the bottom track clear of dust and fluff to keep them running smoothly. Do not let shoes or bags sit in the track.

Keep any ventilation gaps clear. Look out for a musty smell or spots on clothes and have the cause looked at early.

Flats, leases and landlords

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We can’t give advice on leases.

Boards, parts and paint

Moisture-resistant MDF

With no grain to show through, MDF gives a calm painted finish. We use the moisture-resistant grade for fitted wardrobes.

Doors and drawer fronts

Hinged doors suit rooms with space in front. In a narrow room, sliding doors save space, though only part of the inside is open at once.

Made for the room, or bought in a box?

Off-the-shelf wardrobes come in standard heights and widths, which leaves gaps above and beside them. A fitted wardrobe fills the space wall to wall and up to the ceiling, so the space is used and there’s nowhere for dust to collect on top.

Before you hire any carpenter

  • Will the quote be in writing?
  • Whether they can show you real projects they’ve done
  • Is it spray painted or hand painted?
  • Will other trades be needed, and who arranges them?

Flat-pack or bespoke?

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.

Common questions about fitted wardrobes

Can you fit wardrobes in a top-floor flat?

The wardrobes are made in sections sized to get up the stairs, into the lift and through the doors. We measure the stairs, landings and lift as well as the bedroom. In a leasehold flat, it’s worth checking the lease first.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. After that, you don’t need to stay in the room, but it’s useful to be around at the end.

Can you add sockets inside the units?

No. Electrical work is not something we do; it’s a job for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

What are your fitted wardrobes made from?

Moisture-resistant MDF and birch plywood. MDF is stable and takes paint well, while birch plywood is strong and holds screws well, and the quote says which is used where.

Do I need planning permission for fitted furniture?

Not usually. Conservation area controls are mainly about the outside of buildings, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Can I send photos ahead of the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, drop us a line using the contact form.

How do I get started?

It’s easiest to drop us a line using the contact form with some details about the room. After that, we arrange a design visit and follow it with a written quote.
