Common questions about fitted home offices

I live near London Kings Cross station. Is that in your area?

Yes. We cover all of Islington and the rest of London. To get started, you can message us from the contact page with some details about the room, and let us know about parking and access at the same time.

Does a conservation area in or near Angel affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Can you come on a Saturday?

Yes, Saturdays are possible by arrangement. Just mention it when you contact us.

What happens at the design visit?

We measure the room, check how level the walls and floors are and talk through the design with you. We will also ask about access and parking.

What materials do you use for home offices?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Shelves are made to suit the load they’ll carry. The materials and finish are agreed in your quote.

Is the furniture spray painted or hand painted?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Fitted home offices for homes in Angel

A spare room often makes the best home office, especially if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. It’s worth talking through during the design visit in Angel. If your home has an alcove or landing that could take a desk and flimsy shelves that won’t take the weight, that is what home offices are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Purpose-built flats are home to most households around Angel, and in a flat, working from home normally means sharing space with something else. A built-in desk in an alcove, a hallway recess or the end of a bedroom keeps work contained. Each piece is made in sections sized for the stairs, lift and doors.

Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

How fitting day works

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. The time the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Where there is no lift, each section is sized to be carried up the stairs safely. The stair turns and landings set the limit. The pieces are assembled in the flat.

  1. You get in touch with a few details about the room. A line on how you work helps too.
  2. We visit to measure and talk about the equipment you use.
  3. A quote in writing follows, with the fitting days agreed. You can ask us about any part of it.
  4. We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready for work.

Before fitting day

  • Book any lift and let the concierge or building manager know
  • Get any new sockets or wiring done by your electrician before fitting day
  • Move furniture and belongings away from the wall

Is it time for fitted home offices?

Many people get in touch because they now work from home, at least part of the week. The kitchen table works for a while, then it does not. A built-in desk and storage make working at home far easier.

People typically get in touch with us about needs like these:

  • A laptop that moves from room to room
  • A tangle of chargers and leads
  • An alcove or landing that could take a desk
  • Files and folders piling up

If your home is one of the older houses near St Mark's Church, an alcove beside the chimney breast is often just right for a built-in desk.

What to check before you book

  • Which parts of the job need an electrician or a plumber
  • How parking will work on your street
  • How the doors are hung and adjusted
  • A quote in writing that sets out the job

Choosing a carpenter in London: a checklist

What affects the cost of fitted home offices

The price reflects the time and materials the job needs. That depends on:

  • Where a van can park, like a permit bay or a bay suspension
  • Hanging rails, shelves, drawers and other fittings inside
  • Doors and drawers, and how many
  • Access to the room, such as stairs, lifts and narrow halls

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking during the design visit.

Getting in touch

The more you can tell us at the start, the better the design visit goes. When you get in touch, it is useful to send:

  • Pictures of styles you like, if you have any
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Pictures of the whole wall or room, including the floor and ceiling
  • How you want to use the space

To make a start, message us from the contact page and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Flat-pack or bespoke?

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

What fitted home offices cannot fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Knocking through or opening up rooms
  • Converting a loft to make room for an office
  • Installing IT equipment or broadband

Fitted home offices in Angel: local notes

About 39% of the homes in the area around Angel went up before 1919, and about 23% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Angel is partly covered by a conservation area, going by Historic England’s data. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Angel, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Let us know about parking near your home during the design visit.

For a flat near London Kings Cross station, each piece is planned so it can be carried up and joined together in the room. For a family home near St John Evangelist RC Primary School, a desk long enough for two can serve a laptop and a homework book side by side.
