Lower Holloway Fitted Home Offices

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make fitted home offices for homes in Lower Holloway, each designed at a visit to your home.

  • No way to put work away
  • A desk buried under papers
  • An alcove or landing that could take a desk

Fitted home offices for your home in Lower Holloway

About our fitted home offices in Lower Holloway

Landings and the space under the eaves can also take a desk. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, the furniture must leave a clear way past. At the design visit in Lower Holloway, we’ll see what fits. If your home has an alcove or landing that could take a desk and a spare room that has to be an office and a guest room, that is what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Purpose-built flats are home to most households around Lower Holloway, and in a flat, working from home usually means sharing space with something else. Home offices can sit in a recess, a corner of the living room or a bedroom wall. The furniture is built in sections that fit the route into the flat.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. Our quote covers the carpentry: the design, the materials and the finish.

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. How long the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. Loading near a block of flats can take some planning, so details of bays, permits or a loading area help. The sections are assembled in the flat and fixed to suit the walls. Saturday fitting is possible by arrangement.

  1. First you let us know about the room and what your work needs, including the equipment you use.
  2. At the design visit we measure, look at the light and the sockets and plan the layout with you. New sockets are for your electrician, so it helps to think about them early.
  3. A written quote follows, with the design, finish and fitting days set out.
  4. Your office furniture is made at our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. The office is fitted in your home and checked, ready for work, with cable routes left clear.

Before fitting day

  • Move anything in the hall or on the stairs out of the way
  • Empty the space we’ll be working in
  • Point out meters, boilers and fuse boards near the furniture

How to get a quote

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To share them, message us from the contact page, and we’ll suggest a time for a design visit.

Flats, conversions and leaseholders

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.

Home working in Lower Holloway: local notes

In the neighbourhood around Lower Holloway, the largest groups of homes date from before 1919 (about 44%) and the years since 2000 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Lower Holloway include The Clock Tower (Grade II*), less than half a mile south-west, and Sacred Heart of Jesus Church and Presbytery (Grade II), under half a mile east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. The council’s conservation officer is the person to ask before work starts. Flats in converted or shared houses account for about 25% of households in the neighbourhood around Lower Holloway, based on Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.

Witanhurst, about 2 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window. If you live in a flat close to Caledonian Road & Barnsbury station, each piece is planned so it can be carried up and joined together in the room. Close to St Mary Magdalene Gardens? A desk placed to make the most of daylight makes a big difference to a working day.

Common questions about fitted home offices

Can parking be tricky on fitting day in Lower Holloway?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit, so we can plan the day around it.

I live near Caledonian Road & Barnsbury station. Is that in your area?

Yes. We cover all of Islington and the rest of London. To get started, you can send us a few details through our contact form with some details about the room, and let us know about parking and access at the same time.

Do I need to be in when you fit?

We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.

Which materials go into your home offices?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Long shelves are sized to carry books and files without sagging. The materials and finish are agreed in your quote.

Should I send pictures?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, like radiators or sockets.

Is it possible to have a desk under the eaves?

Yes, in a loft that’s already converted. The desk is placed where there is headroom to sit and stand comfortably, and the low space under the slope can hold storage. We do not carry out loft conversions.

Bespoke or off-the-shelf?

Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. It keeps things neat above and below the desk. Flats tend to have walls interrupted by doors, radiators and sockets, so off-the-shelf widths rarely fill the gaps. Fitted furniture is made for the spaces that are left.

There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit. Doors, drawers, internal fittings and the finish make up most of the rest.

Why choose us

  • Made for your room, not a standard size
  • We visit, measure and discuss the design before we quote
  • Finished by spray or by hand
  • Work across the whole of London

Read bespoke vs off-the-shelf or what to look for in a quote.

Bespoke or off-the-shelf?

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.

When you need someone else

Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:

  • Painting the walls and ceiling
  • Building a loft conversion, which isn’t our work
  • Connecting printers and screens
