Where the window sits affects how comfortable the desk will be. A screen facing a window can be hard to read, and a window behind you can cause glare. We’ll suggest where the desk should go to make the most of daylight without glare. It is one of the first things we look at in South Chingford. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a laptop that moves from room to room and wires with no tidy route.
In an area where interwar homes or semis make up much of the housing, as around South Chingford, if the loft has been converted, the space under the eaves can take a desk and storage. For lofts, we work in rooms already converted or boarded. Elsewhere, an alcove beside a chimney breast or a bay can take a desk.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Fitting day, step by step
There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.
- First you tell us about the room and what your work needs.
- We come to measure and work out where the desk, shelves and cable routes should go.
- You receive a quote in writing for the office we’ve discussed.
- We make every part in our workshop, sized for the room and the route in, using moisture-resistant MDF and birch plywood.
- The office is fitted in your home and checked, ready for work.
Before fitting day
- Make sure pets are kept safely away
- Book any lift and let the concierge or building manager know
- Point out meters, boilers and fuse boards near the furniture
Ask for a quote
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To book one, get in touch through our contact form.

Is bespoke worth it?
Standalone office furniture can move with you, which suits a short stay. Fitted furniture stays put, and it makes more of the room. Which suits you depends on your plans. Off-the-shelf furniture comes in a few set depths, which may be too deep for one spot and too shallow for another. With fitted furniture, the depth is chosen for the room.
There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Fitted home offices for homes in South Chingford
About 61% of the homes in the area around South Chingford went up between 1919 and 1939, and about 12% since 2000, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of South Chingford, Historic England’s list includes Church of St Edmund (Grade II), about 0.6 miles north-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. Controlled parking zones are common across London, and Waltham Forest sets its own rules. Depending on your street in South Chingford, a visitor permit, a paid bay or a council bay suspension may be needed. We ask about parking during the design visit, so we can plan the day around it.
For an older house near St Edmund's Church, an alcove beside the chimney breast is often just right for a built-in desk. If your children go to Chingford Hall Primary Academy or a school nearby, a desk long enough for two can serve a laptop and a homework book side by side. For a flat near Meridian Water station, the route in is measured not just the room, and the sections are sized to fit it.

Questions we’re often asked
Can you make fitted home offices for a home in South Chingford?
Yes. South Chingford is one of the places we work, along with the rest of Waltham Forest and London. To get started, you can send us a few details through our contact form with a few details.
Is parking a problem for fitting in South Chingford?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. You can send them when you tell us about the room on our contact form.
Does my lease affect fitted furniture?
Possibly. Leases vary, and some require the building owner’s consent for alterations. We cannot give advice on your lease.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.
What do you do at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. We’ll also ask about access and parking, and afterwards we send a quote in writing.
Flats, conversions and lettings
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you get in touch.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

Flat-pack or bespoke?
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.
