Under-Stairs Storage in Middle Park

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make under-stairs storage for homes in Middle Park, each designed at a visit to your home.

  • A tired under-stairs cupboard that stands out
  • Stairs open to a room, with clutter on show
  • Coats and shoes piling up in the hall

Under-stairs storage in Middle Park

Under-stairs storage in Middle Park

When the hall is tight, the space under the stairs is often the only place left for coats, shoes and bags. We can make a coat section with a rail or hooks, shoe drawers and a small shelf for keys and post. With a spray-painted or hand-painted finish, it sits quietly in the hall. It’s a small change that makes a busy hallway feel ordered. We make under-stairs cupboards from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a sloping corner nobody can reach and space under the stairs that’s hard to use.

In an area where interwar homes or semis make up much of the housing, as around Middle Park, many have had the loft converted, leaving low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.

The quote comes in writing, so there is time to read it properly and talk it over at home. It records the design, the materials and the finish we discussed.

Questions from Middle Park

Is parking a problem for fitting in Middle Park?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking at the measuring visit, and we’ll plan around it.

Does a conservation area in or near Middle Park affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Should I choose drawers or cupboards under the stairs?

Often a mix works best. Deep pull-out drawers suit the shallow end under the bottom steps, and a cupboard at the tall end handles taller things. We will suggest a layout when we visit.

What do you do at the measuring visit?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Do you do the electrics?

No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.

Does someone need to be home during the fitting?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Storage in Middle Park homes: local notes

In the area around Middle Park, the largest groups of homes date from between 1919 and 1939 (about 63%) and between 1945 and 1972 (about 31%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Middle Park, Historic England’s list includes Great Hall of Eltham Palace (Grade I), under half a mile east, and Eltham Court (eltham Palace) (Grade II*), under half a mile east. If your own home is listed, changes inside that alter its character, like fixing into or removing original joinery, can require listed building consent. Check with the council’s conservation officer first. On TfL’s red routes, the rules on stopping and loading are strict. Where a home in Middle Park is on or beside a main road, it’s useful to mention that during the design visit. Then we can work out where to load and unload.

If you live near Horn Park, under-stairs cupboards can be designed to hold outdoor kit, from walking boots to picnic things. For an older house near Church of St Saviour, pull-out drawers can reach right to the back of a deep under-stairs space.

Middle Park is about 3 miles north-east of Plumstead, within the Royal Borough of Greenwich. Whether your home in Middle Park is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. Our work takes in places right across Greenwich, large and small.

Design visits and fitting in SE9 and SE12 work the same way as everywhere else we cover. We cover homes on streets such as Horsa Road, Court Road and Sidcup Road, along with the roads around them, for under-stairs storage and any of our other fitted furniture. Is it time for under-stairs storage?

Some people simply want somewhere for coats and shoes. A coat and shoe section under the stairs keeps the floor clear and the door easy to open, and everyone knows where things go.

Requests we hear often include:

  • A hallway crowded with coats and shoes
  • A dark, wasted space under the stairs
  • The low end of the space going to waste
  • A vacuum cleaner that has nowhere to go

If you live in a flat close to Mottingham station, it is useful to book the lift and tell the concierge before fitting day.

Choosing a carpenter

  • Will other trades be needed, and who arranges them?
  • Where they’ll park and unload
  • How doors and drawers are fitted
  • Whether the quote says what the furniture is made from

Caring for painted furniture

Getting the most from under-stairs storage starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Empty the cupboard so we can measure every corner
  • Let us know about parking near your home
  • Decide whether you’d like coats on hooks or on a rail
  • Check whether your meters or fuse board are under the stairs

A hand-painted finish is easy to touch up if it gets marked. Keep a little of the paint, or a note of the colour, for later. A spray-painted finish is smooth and even, and small marks often clean off with a damp cloth.

Closing drawers fully helps keep the runners and fronts in good order. A quick sort every so often stops drawers getting too heavy. Wipe up any spills, especially near the floor, before they dry.

What happens on fitting day

Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the size of the space and the design, and the fitting days are agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. You get in touch with a few details and, if you like, a sketch.
  2. At the design visit, we look at the stairs, the hall and what you need to store, and check where the meters and fuse board sit.
  3. A quote in writing follows, with the fitting days agreed.
  4. We make the drawers, doors and carcasses in our workshop.
  5. The storage is fitted and set level, ready for the first coats and shoes.

Advice

How we price under-stairs storage

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Stairs, lifts and the route to the room
  • Awkward walls, sloping ceilings and uneven floors
  • The finish: spray painted or hand painted
  • The internal fittings

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

Ahead of the design visit, we will typically ask about:

  • Rough sizes: width, height and depth
  • Your postcode and the borough
  • What the furniture needs to hold
  • Pictures of the whole wall or room, including the floor and ceiling

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, fill in our short enquiry form. The written quote follows the visit.

Boards, parts and paint

Moisture-resistant MDF

MDF can be cut and shaped cleanly, which suits the angled panels under a staircase. The moisture-resistant grade we use is stable and paints well. It is the main material for the parts you see.

Doors and drawer fronts

What you see of the storage is mostly the doors and drawer fronts. They can be plain or panelled, with handles chosen to suit the hall. Their tops follow the angle of the stairs.
