Questions we’re often asked
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Do you make wall beds for homes in Middle Park?
Yes. We cover all of Greenwich and the rest of London, and Middle Park is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.
Do I need to be in when you fit?
Someone needs to be there to let us in. You don’t need to watch us work, but it helps to be around at the end.
How much room do I need in front of a wall bed?
That varies with the size of the bed. At the design visit we measure the room and check there’s enough space in front.
Is the furniture spray painted or hand painted?
There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Are fold-down beds safe to use?
Wall beds are made for regular use as long as they’re fixed and used as the maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and you should follow the maker’s guidance on lowering and lifting it.
About our wall beds in Middle Park
In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above to make the most of the wall. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a flexible room for a growing family and a guest room that sits empty most of the time.
With interwar houses or semis a big part of the housing around Middle Park, bedrooms normally have regular walls, a window on one side and sometimes a chimney breast. Fitted furniture can run along the longest wall, with the inside arranged to suit you. Where a loft conversion has been added, the sloping ceiling can take storage too.
The written quote is your record of the job. It describes the wall bed we’ve designed for the room, what it’s made from and how it’s finished, and it’s what the workshop builds to.

Tips worth knowing
These points come up often when people plan wall beds. They help whatever the room:
- Treat new paintwork gently at first
- Keep the floor in front clear before lowering the bed
- Mention if the wall is a stud wall
- Check mattress size and weight limits
Small marks on a hand-painted finish can be touched up. A spray finish wipes clean and stays smooth and even.
Consider how often the bed will be used and by whom. It shapes the bed size and the type of mechanism, and whether a desk or shelves go around it.
From workshop to your room
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors, stairs and doorways are protected on the way in.

Flats, blocks and rented homes
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit.
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
Wall beds for homes in Middle Park
Homes built between 1919 and 1939 make up about 63% of the housing in the neighbourhood around Middle Park, with about 31% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Middle Park, Historic England’s list includes Great Hall of Eltham Palace (Grade I), less than half a mile east, and Eltham Court (eltham Palace) (Grade II*), less than half a mile east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Ask the council’s conservation officer before anything is fixed. About 63% of homes in the area around Middle Park date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead.
Eltham Palace, about 0.4 miles east, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live near Horn Park, keeping wall beds off the window wall keeps the room bright. If your home is one of the older houses near Church of St Saviour, tall ceilings give wall beds room to reach the cornice.

Bespoke or off-the-shelf?
A standard bed is simple and needs no mechanism, which is a fair point in its favour. Where the room needs to be more than a bedroom, a wall bed earns its place day after day. If a house has been extended or knocked through, the new walls and the old ones may not line up, and straight-sided ready-made units make that obvious. Fitted pieces are scribed to both.
There’s no price list, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing, naming the materials and finish. To start, get in touch through our contact form.

Could you do it yourself?
Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.
