Under-stairs storage for your home in Coldharbour
Coldharbour homes and under-stairs storage
In the area around Coldharbour, the largest groups of homes date from between 1919 and 1939 (about 50%) and between 1945 and 1972 (about 33%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Coldharbour is in a conservation area, going by Historic England’s data. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it’s useful to mention it. It lets us plan the stop before fitting day.
Eltham Palace, about 1.1 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, the cupboard door under a period staircase can be kept or replaced to match the new storage. If your children go to Mottingham Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up. Living in a block of flats near Mottingham station? Then each piece is planned so it can be carried up and joined together in the room.

About our under-stairs storage in Coldharbour
No two staircases are quite the same. The soffit slopes, the stringer sets its own line, and floors are often a little out of level. Each under-stairs cupboard we make follows those lines, so the fronts sit neatly against the stairs. That’s something a standard unit cannot do, in Coldharbour or anywhere else. If you are living with the low end of the space going to waste and a tired under-stairs cupboard that stands out, under-stairs cupboards made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
In an area where interwar homes or semis make up much of the housing, as around Coldharbour, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. We build storage in lofts that are already converted or boarded.
The furniture is built in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Your questions about under-stairs storage in Coldharbour
Can you make under-stairs storage for a home in Coldharbour?
Yes, Coldharbour is within the area we cover, which takes in all of Greenwich and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.
Will a conservation area stop me having under-stairs storage fitted in Coldharbour?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Can under-stairs storage work around the fuse board?
Yes. We plan the storage so the meter or fuse board stays easy to reach, normally behind its own door. Meter readers and engineers need access, so we never box them in.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Just mention it when you get in touch.
Can you fit furniture on an external wall?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.
Is it possible to match the colour of my hallway?
Yes. The storage is spray-painted or hand-painted in a colour agreed with you. You can match it to the walls, the banisters or the skirting, so it sits quietly in the hall.
Looking after your furniture
A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:
- Make a list of what you want to store before the design visit
- Let us know about parking during the design visit
- Note the size of anything tall you want to store
- Plan decorating around the fitting
If the hallway is being decorated afterwards, ask your decorator to protect the fronts. Tape on fresh paint can pull it off, so keep it away from the doors and drawers. If anything isn’t right, drop us a line using the contact form and we will talk it through.
Damp coats and shoes put moisture into a closed space. It’s best to let them dry before closing the door on them, and air the cupboard if it feels damp.
How fitting day works
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- You get in touch and let us know what’s under the stairs now, including any gas meter, electricity meter or fuse board.
- We visit to measure the slope and the floor, and agree a design that keeps any meter or fuse board accessible.
- You receive a quote in writing for the storage.
- The storage is built in our workshop from moisture-resistant MDF and birch plywood, with access to the meters planned in.
- The storage is fitted and set level, and the meter access is checked with you.
Getting ready for fitting day
- Arrange any electrical changes with your electrician in advance
- If you live in a block, book the lift and tell the building manager
- Point out meters, boilers and fuse boards near the furniture
Getting a quote
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.

Flats, conversions and lettings
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, so fitting day is planned around them.
Honest limits
Not everything around under-stairs storage is carpentry, from an electrician to a plumber or an engineer on the Gas Safe Register. Here’s what to know:
- Moving a gas or electricity meter, which is arranged through your energy supplier
- Plastering and decorating around the new storage
- Reshaping or rebuilding the staircase
If in doubt, you can drop us a line using the contact form and describe the room. How a job runs, step by step.

DIY, flat-pack or bespoke
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.
