Flats, conversions and leaseholders

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We cannot advise on your lease, so check it yourself or ask your managing agent.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the design visit.

About our under-stairs storage in Seething Wells

Under the stairs is where so much ends up, from coats and shoes to the vacuum cleaner. Our under-stairs storage is planned around what you need to store, with pull-out drawers, cupboards or a combination of the two. In Seething Wells, as everywhere we work, it begins with a visit to measure and plan. Most enquiries start with coats and shoes piling up in the hall and an old cupboard door that doesn’t suit the hall, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Some homes have eaves, some have bays and some have neither, but most have a recess, a landing or a corner that could take storage. For a home in Seething Wells, the design visit is where the options are worked out. Under-stairs cupboards are then made in our workshop and fitted on site.

You get the quote in writing, so there is time to read it properly and talk it over at home. It records the design, the materials and the finish we discussed.

Looking after your furniture

Painted fitted furniture is easy to look after. These habits help most:

  • Make a list of what you want to store before the design visit
  • Let us know about anything bulky that needs to fit
  • Let us know about parking near your home
  • Find out what sits in the space now, from meters to pipes

Wiping the fronts with a soft, damp cloth is typically all they need. Avoid scourers and harsh chemicals, and dry the surface after wiping. Handles and the edges of drawers are touched most, so give them a wipe now and then.

Do not store things in front of the meter or fuse board. You may need to reach them yourself in a hurry, so leave the path open. A dedicated door makes this easy to keep up.

Making use of tricky spaces in Seething Wells

About 33% of the homes in the area around Seething Wells went up before 1919, and about 21% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. Within a mile of the centre of Seething Wells, 12 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 54% of households around Seething Wells live in purpose-built flats, well above the figure for Kingston upon Thames as a whole, about 30%, going by Census 2021 figures from the ONS. So the route in, from stairs to lifts, is part of the design.

Near listed buildings like Church of St Andrew, under half a mile east of the centre of Seething Wells, older homes may keep original joinery that under-stairs cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. If your children go to Maple Infants' School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is one of the older houses near St Andrew's Church, the cupboard door under a period staircase can be kept or replaced to match the new storage.

Your questions about under-stairs storage in Seething Wells

Is parking a problem for fitting in Seething Wells?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to let us know about parking during the design visit.

I live near Surbiton station. Is that in your area?

Yes. We cover all of Kingston upon Thames and the rest of London. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Do you move sockets or add lighting?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.

How is under-stairs storage priced?

There’s no price list: each design is priced in writing after we’ve seen the space. Drawers normally involve more work than plain shelving, and the finish makes a difference too. Everything is set out in a written quote after the visit.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

What materials do you use for under-stairs storage?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Drawer boxes are birch plywood, as it is strong and holds screws firmly. The materials and finish are agreed in your quote.

Bespoke or off-the-shelf?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is easy to buy.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot usually do that in an older room.

From workshop to your room

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long fitting takes depends on how much storage you want under the stairs, and your quote sets out the fitting days. Parking varies a lot across London, from permit zones to private bays, so let us know what’s near you at the design visit. For a flat, building rules on lifts and working hours are worth checking.

  1. You contact us about the space under your stairs.
  2. We visit to measure the space at several points along the slope, as stairs and walls are rarely square in older houses.
  3. Your written quote sets out the design, materials and finish.
  4. The drawers, doors and carcasses are built in our workshop from moisture-resistant MDF and birch plywood, cut to the angle of the stairs.
  5. On fitting day the units are set level and scribed to follow the stairs and walls. The finish is sprayed in the workshop or painted by hand once it’s in.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Move anything in the hall or on the stairs out of the way
  • Clear the walls of pictures and shelves

Why bespoke in Seething Wells?

Standard storage is built for a level floor and a square space, but the space under a staircase rarely offers either. Boxed units usually leave tricky gaps under the slope and dead space behind. Storage made for the space follows the angle of the stairs and uses its full depth. It’s a bigger investment than a flat-pack unit, and the return is in the space it uses. Recesses, sloping ceilings and awkward corners are where ready-made furniture struggles most, and most homes have one somewhere. Built-in pieces are made to fit them.

Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
