Under-stairs storage in Walthamstow: local notes
The biggest shares of homes in the area around Walthamstow were built before 1919 (about 56%) and since 2000 (about 23%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 11 entries on the National Heritage List within half a mile of the centre of Walthamstow. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. So any van that delivers or fits furniture in Walthamstow is covered by it. Access and parking are talked through during the design visit.
For families living near Greenleaf Primary School, a place for each person’s coat and shoes stops the hallway filling up. The wider area includes historic houses such as Bruce Castle, about 2.4 miles west. If your own home is a period one, the cupboard door under a period staircase can be kept or replaced to match the new storage. If you live near Lloyd Park, living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place.

How we make under-stairs storage for Walthamstow
Under-stairs storage isn’t only for houses. A maisonette, a split-level flat or a staircase down to a lower floor can all leave space underneath. The parts we make in our workshop are sized to get through the doors and hallways on the way in. The same careful process applies to any home in Walthamstow. People usually come to us about a hallway crowded with coats and shoes and an under-stairs cupboard full of clutter, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Where original shutters, doors or panelling survive, they’re worth designing around. Around Walthamstow, where homes from before 1919 make up a large share, fitted storage can be designed to sit alongside them. Door styles can be chosen to suit the age of the house, and painted to match. If your home is listed, check with the council before fixing into original joinery.
A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

How fitting works for under-stairs storage
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on how much storage you want under the stairs, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.
- First you let us know about the stairs and what you’d like to store beneath them, and whether the meters or fuse board are in there.
- We come to measure, note any meters or fuse boards and talk through the design, keeping the meters and fuse board easy to reach.
- A written quote follows, with the design, finish and fitting days set out.
- We make every part in our workshop, shaped to the angle of your stairs. We use moisture-resistant MDF and birch plywood.
- We fit it in your home, scribed to the stairs and the walls. Any meters stay easy to reach.

Advice
What it’s made from
Birch plywood
Drawers under the stairs often carry heavy things, from shoes to the vacuum cleaner. Birch plywood suits them, as it is strong and holds screws well. It also suits longer shelves.
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for the angled panels that follow the stairs. We use a moisture-resistant grade, which stays stable and takes paint well. It’s the main material for the parts you see.
Pricing under-stairs storage in Walthamstow
The price for your room depends on:
- Stairs, lifts and the route to the room
- Hanging rails, shelves, drawers and other fittings inside
- Doors and drawers, and how many
- The width and height of the space
Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we’ve measured up.
Helping us understand the room
The more you can tell us at the start, the better the design visit goes. When you get in touch, it helps to send:
- Pictures of the whole wall or room, including the floor and ceiling
- Rough sizes: width, height and depth
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- What you’d like to store or use the space for
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, tell us about the room on our contact form.
Questions from Walthamstow
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Do you cover homes near Walthamstow Central station?
Yes. We cover all of Waltham Forest and the rest of London. To get started, you can message us from the contact page with a few details about the room, and let us know about parking and access at the same time.
Should I send photos?
Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, fill in our short enquiry form.
How much does under-stairs storage cost?
The price comes in a written quote, worked out from the measurements and the design you choose. Drawers typically involve more work than plain shelving, and the finish makes a difference too. We set it all out in a quote in writing.
Do you do the electrics?
No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Bespoke or off-the-shelf?
Off-the-shelf storage comes in the colours the maker offers. Bespoke storage can be painted in the colour you choose, by spray or by hand, so it can match the hall, the stairs or the woodwork. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Fitted furniture is made to each one separately.
How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Why choose us
- Built in our workshop and fitted in your home
- Fitted tight to walls that are not straight
- We work across all London boroughs
- More than 300 projects completed
Take a look at bespoke vs off-the-shelf or what to look for in a quote.
When is bespoke worth it?
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
It’s worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
