Kitchens in Walthamstow: local notes
About 56% of the homes in the area around Walthamstow went up before 1919, and about 23% since 2000, based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The Lloyd Park Conservation Area is close by, within about a quarter of a mile of the centre of Walthamstow. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. About 56% of homes in the area around Walthamstow were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Older houses often have narrow kitchens at the back, with floors that slope, so cabinets are scribed and levelled on site.
Close to Lloyd Park? A cupboard by the back door for boots and coats can be built in with the kitchen. If your children go to Greenleaf Primary School or a school nearby, a tall cupboard by the door can take school bags and coats as part of the kitchen.

Bespoke kitchens in Walthamstow: what you get
A bespoke kitchen is built around the room you have. Every unit is sized from careful measurements taken during the design visit, so the runs fit neatly from wall to wall. The layout, storage and finish are planned with you, and the kitchen is made in our workshop before it’s fitted. We make kitchens from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are a layout for a small or awkward room and a dresser that suits a period house.
In streets where many homes were built before 1919, as they were around Walthamstow, a chimney breast often survives in the kitchen, and it can frame a range cooker or a dresser. A blocked chimney still needs ventilating, and any damp is sorted before cabinets go against it. Other trades handle the plumbing, gas and electrics.
The furniture is made at our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Tips worth knowing
None of this takes much effort. What we’d suggest:
- List what needs a home in the kitchen
- Tell us about parking at the measuring visit
- Check stairs, hallways and lifts for access
- Check there is room around an island before planning one
Use the cooker hood or open a window when cooking, to keep steam off the cabinets. Ventilation helps the whole kitchen.
It is useful to know which appliances you want early. We size the spaces around them, and changing them later can mean changing the units.
How it is made
Doors and drawer fronts
We make doors in a style that suits the house and paint them to your choice.
Plinths and scribe strips
A plinth hides adjustable feet and lets the cabinets sit level. Scribe strips close the gap to a wall that isn’t straight.
Do you need bespoke kitchens in Walthamstow?
Uneven walls and floors make standard kitchens hard to fit. Gaps and wavy lines are hard to hide, while scribed and levelled cabinets keep the lines true.
These come up often when people first get in touch:
- An island where space allows
- Spray-painted or hand-painted cabinets
- Making the most of a galley kitchen
- A kitchen for a room that is not square
If your home is as old as some of the listed buildings nearby, like ABC Cinema, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent.

What it costs
What it costs comes down to the materials and the time involved. That depends on:
- The finish: spray painted or hand painted
- Parking and unloading on your street
- Doors and drawers, and how many
- Stairs, lifts and the route to the room
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.
What we need to know
To help us picture the room, please include:
- What you’d like to store or use the space for
- Pictures showing the full wall, from floor to ceiling
- Whether it’s a house or a flat, and if there are stairs or a lift
- Radiators, sockets, pipes or meters on or near the wall
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, and the written quote comes after. Every piece is quoted for your room after the design visit. To book a design visit, send us a few details through our contact form.
Fitting day, step by step
When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so tell us about permits and bays during the design visit.
- First, you let us know about the kitchen you have and the one you want. It helps to know the worktop, sink and appliances you have in mind.
- We come to measure up and plan the layout with you.
- A written quote follows, covering the cabinets, materials and finish, for you to read through.
- We build and finish the kitchen in our workshop from moisture-resistant MDF and birch plywood.
- We fit the kitchen in your home, while your plumber, a Gas Safe registered engineer and your electrician handle the plumbing, gas and electrics. We don’t arrange those trades, so it helps to book them early.
Before fitting day
- Clear the hallway and stairs so the sections can come through
- Move furniture and belongings away from the wall
- If you live in a block, book the lift and tell the building manager
Starting with a design visit
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. For a quote, use our contact form.
Advice
Questions we are often asked
Will parking be an issue for fitting furniture in Walthamstow?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
Will a conservation area stop me having bespoke kitchens fitted in Walthamstow?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.
How long will the kitchen take to fit?
How long the fitting takes depends on how many units there are and how the room is laid out, and we confirm the fitting days in your quote.
Do you work in Walthamstow?
Yes. We cover Walthamstow and the rest of Waltham Forest, as part of our work across all London boroughs. To get a quote, tell us about the room on our contact form.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
What are your kitchens made from?
Moisture-resistant MDF for painted doors and panels, and birch plywood where strength matters. We spray paint in the workshop or hand paint, in colours you choose.
