Walk-in wardrobes in High Barnet: what you get
Beyond the hanging, drawers, shelves and shoe storage do a lot of the work. Shelves suit folded clothes and bags, while drawers hold smaller things and shoes get shelving of their own. A dressing table with a mirror can be built in where there’s space. Most enquiries start with a dressing table with drawers and a mirror and storage for clothes that have outgrown the wardrobe, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Bedrooms in interwar houses often have a picture rail but a plainer ceiling than a Victorian room, so fitted furniture can often run neatly to the ceiling. If yours is one of the interwar houses or semis that make up much of the housing around High Barnet, high cupboards make a good home for suitcases and spare bedding. Skirting boards are cut around neatly.
Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flat-pack or bespoke?
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.
Cost matters, and it is fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
The problems walk-in wardrobes solve
Others want to clear the bedroom of wardrobes. With clothes in a dressing room, the bedroom can feel more restful.
Here’s what walk-in wardrobes can help with:
- Setting aside a corner of a large bedroom
- Hanging for coats, dresses and shirts
- Separate space for two people’s clothes
- More space for clothes and shoes
If you live near King George's Fields (Monken Hadley), a bedroom facing the green is best kept light, with the furniture on the side walls.
What to check before you book
- How the doors are hung and adjusted
- Real projects you can actually look at
- How they handle walls that are not straight
- How the furniture will be finished, and where
Looking after your furniture
Getting the most from walk-in wardrobes starts with the planning and carries on after fitting day. These are worth keeping in mind:
- Sort through your clothes before the design visit
- Keep the room ventilated
- Deal with any damp walls first
- Think about where shoes and bags will go
If a hand-painted door gets a knock, it can be touched in. Spray-painted finishes are smooth and even, and clean easily with a soft cloth.
If the room is on an external wall, have any damp sorted first. External walls can be colder and damper, and ventilation inside the units helps.
How fitting day works
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- You get in touch and let us know about your clothes, shoes and bags and how you get ready.
- At the design visit we measure the room and plan hanging lengths, shelves, drawers and shoe storage with you.
- A written quote follows, setting out the layout, materials and finish.
- We build the carcasses, shelves and drawers in our workshop from moisture-resistant MDF and birch plywood.
- The walk-in wardrobe is fitted, with a spray-painted or hand-painted finish, and the inside fittings go in last.
Getting ready for fitting day
- Point out meters, boilers and fuse boards near the furniture
- Make sure pets are kept safely away
- Get any new sockets or wiring done by your electrician before fitting day

Bedroom storage in High Barnet
About 42% of the homes in the streets around High Barnet went up before 1919, and about 25% between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 42 entries within half a mile of the centre of High Barnet. Older homes nearby may have original joinery, shutters or panelling worth keeping, and walk-in wardrobes can be designed to work around them. The share of homes built before 1919 around High Barnet, about 42%, is well above the figure for Barnet as a whole, about 20%, according to Valuation Office Agency council tax figures (2025). So older-house details are more likely to come into the design of walk-in wardrobes.
For an older house near Christ Church, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. Near listed buildings like Church of St John the Baptist, under half a mile south-east of the centre of High Barnet, older homes may keep original joinery that walk-in wardrobes can be designed around. For a listed home, fixing into original features can require listed building consent.

Is bespoke worth it?
Neither choice is right for every home. For a simple space, off-the-shelf can do the job. Where the room is tricky or you want it to feel built in, bespoke is typically the better fit. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. With fitted furniture, the depth is chosen for the room.
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. It helps to talk about parking at the design visit.

Common questions about walk-in wardrobes
Does a conservation area in or near High Barnet affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.
Will parking be an issue for fitting furniture in High Barnet?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the measuring visit.
Does someone need to be home during the fitting?
We need someone to let us in. It’s good to have someone there at the end to look over the work with us.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.
Do I need doors on a walk-in wardrobe?
That depends on how you like to use the space. We can fit doors, open storage or both, and we’ll talk it through at the design visit.
Is a box room big enough for a walk-in wardrobe?
In many cases, yes. The layout depends on the room, the door and the window, so we work it out when we measure.
